About the Position
The role of Leasing Associate is a full-time position within the Henderson organization, responsible for maximizing revenues, controlling leasing costs, and maintaining the lowest possible vacancy rates for a dedicated group of industrial/flex properties.  This position reports directly to Henderson’s Senior Vice-President of Asset Management and works daily with a multi-disciplinary team to ensure best-in-class portfolio operations.  As the face of the Henderson organization to current and potential tenants, this role requires high energy, a “can do” attitude, and excellent communication skills.

Key Responsibilities
Key responsibilities of the position include:

  • Following established policies and procedures related to lease transactions and providing regular updates on leasing and outreach activities.
  • Implementing multi-channeled marketing strategies (including events, electronic listings, giveaways, brochures, mailers, ads and other marketing materials) to aggressively promote availabilities.
  • Generating leads and setting up meetings with prospective tenants and brokers through phone prospecting, networking, and research.
  • Providing first-class customer service to all prospects and existing tenants by effectively managing inquiries and property tours.
  • Serving as the point person for drafting and negotiating all lease proposals.
  • Maintaining excellent relationships with the brokerage community through direct outreach.
  • Cultivating excellent relationships with existing tenants, anticipating renewal or expansion requests.
  • Representing ownership at events with real estate professionals, chambers of commerce, economic development agencies and businesses.
  • Developing market leasing assumptions for annual budgets and business plans, including rental rates, tenant improvement allowances, leasing commissions and other relevant costs.
  • Completing special projects and additional work as requested.

Candidate Qualifications
A successful candidate will have the following qualifications:

Education:  A bachelor’s degree in real estate or another business-related major is required.

Licenses: 
A valid driver’s license with no restrictions is required.  A valid Pennsylvania real estate broker’s license is preferred; however, a valid Pennsylvania real estate salesperson’s license is required.  Candidates with a real estate salesperson’s license are encouraged to apply only if they are willing to diligently pursue and obtain a real estate broker’s license.


Experience: 
A minimum of 5 years’ experience in the commercial real estate industry is required.  While specific experience in leasing industrial and office space is preferred, relevant experience in commercial property management and construction will also be considered.
