Analyst/Sr. Analyst, Portfolio Planning and Analysis

Working as an integral part of the Portfolio Planning & Analysis team, the Analyst/Sr. Analyst will be responsible for creating and maintaining property-level Argus cash flow models to support critical company functions including budgeting, forecasting and reporting. The successful candidate will work directly with the in-house Leasing teams to underwrite leasing transactions, prepare leasing projections, and evaluate tenant credit worthiness. This position will be directly involved in preparing materials for senior management and other key stakeholders to inform critical decision making.

This position offers a hybrid work model, which includes 4 days in office and 1 day remotely. Hybrid work may be modified based on the needs of the company.

Key Duties and Responsibilities

• Support the development and execution of property level business plans and budgets.
• Prepare quarterly materials including property forecast updates, market research, reporting, and analysis.
• Develop and maintain a strong working rapport with market Leasing teams to produce comprehensive leasing analyses highlighting key metrics and other considerations.
• Work with internal stakeholders including Property Management, Facilities and Development teams to maintain asset level capital and operating expense forecasts.
• Develop thorough understanding of market landscape and overall property characteristics.
• Monitor the financial health of tenants and evaluate rent accommodation requests.
• Prepare annual property NNN estimates & support annual CAM reconciliations.
• Support the transition of new acquisitions into the operating portfolio.

Job Specifications

• BA/BS in Accounting, Finance or Business Administration.
• 1-3 years analytical experience in finance, asset management, or real estate related role.
• Advanced proficiency in MS Excel and experience using Argus Enterprise required.
• Experience preparing real estate cash flow models and related analysis.
• Effective interpersonal and oral & written skills. Ability to articulate complex concepts in a clear, concise and professional manner; strong research skills.
• Organized and curious with strong attention to detail; dedicated to excellence in work product and delivery.
• Self-motivated; ability to work in a fast-paced, team-oriented environment with multiple deadlines and adaptability to changing priorities.
• Prior experience with a database management and/or enterprise reporting systems (i.e. SAP BPC, Oracle Hyperion, Oracle EPM Cloud, etc.) is a plus.

Ability to safely and successfully perform the essential job functions, including meeting qualitative and/or quantitative productivity standards.  Must be able to lift and carry up to 15 lbs. Must be able to talk, listen and speak clearly on the telephone.

Salary Range for Analyst: $78,000 - $97,500 per year + bonus + benefits

Salary Range for Senior Analyst: $84,000 - $105,000 per year + bonus + long term incentive + benefits
