The Director – Market Strategy role serves as K&P’s in-house market expert, focusing on macroeconomic conditions for the US, FL and Southwest FL, with specific emphasis on the Southwest FL residential housing and commercial real estate markets.  Data-based approach to analyzing market conditions with goal of providing comprehensive market perspective through both verbal and written presentations/materials.  These presentations/materials are intended to assist Senior Management in making sound decisions that maximize the value of the company and its projects.  By taking a strategic approach to the analysis, this role should be able to help Senior Management stay ahead of the curve and anticipate market trends.

Responsibilities:

Market Strategy:

  • General Responsibilities:

    • Data-based approach to providing a market perspective on macroeconomic, capital markets, residential housing and commercial real estate market conditions to help K&P stay ahead of market trends.
    • Synthesize complex data into well-thought out comprehensive Executive Summary format, including recommendations.
    • Foster a strong network of market professionals in FL/SWFL (brokers, homebuilders, developers, chambers, research firms, etc.).

Residential Housing Responsibilities:

  • Subject matter expert on “for sale” housing market, including supply/demand, demographic, product segmentation, home price/absorption, deal structure, comparable communities and consumer data.
  • Subject matter expert on rental housing market (multifamily and build-to-rent), including supply/demand, demographic, product type, floor plans, market rents, comparable communities and consumer data.
  • Assist team on all key business planning metrics (absorption, pricing, product, amenities, etc.).
  • Establish strong relationships with SWFL homebuilders to help Senior Management stay ahead of market trends (supply/demand, construction costs, consumer data, etc.).
  • Assist Sales/Marketing department by dissecting all the data collected in Salesforce to better understand supply/demand metrics as well as customer data.

Commercial Real Estate Responsibilities:

  • Subject matter expert on commercial real estate market (with a retail shopping center focus), including supply/demand, demographic, market rents, tenant credit, cap rate data and comparable sales data.
  • Assist Commercial Development Team by providing relevant market data required to execute on its development pipeline (i.e. merchandising mix, rents, construction costs, etc.).
  • Assist Asset Management team by providing relevant market data required to maintain and enhance NOI for the stabilized income producing portfolio.
  • Assist team on all key business planning metrics.
  • Establish strong relationships with SWFL commercial brokerage community.
  • Analyze potential commercial tenants, including review of credit and financials of tenant and guarantors.
  • Other duties as assigned.

Skill Set:

  • Strong analytical skills and ability to mine data.
  • A high degree of demonstrated proficiency in MS Office.
  • Able to communicate, in writing and in person, in a clear, concise and highly professional manner with energy, enthusiasm and clarity with all levels of management.
  • Capable of making prepared presentations using Microsoft Excel and PowerPoint.
  • Thorough attention to detail and accuracy with a flexible outlook toward task management.
  • Strong collaborator and team oriented.
  • Able to thrive in a fast-paced environment with a willingness to be flexible with work hours.
  • Ability to synthesize complex data into easily understood conclusions / recommendations.

 

Education and/or Experience

Bachelor’s degree in Finance, Economics, Real Estate or a related field.
Minimum of five (5) years of experience in real estate industry analysis/research, residential housing and/or commercial real estate valuation, acquisition and disposition.
