Assistant Vice President / Project Manager, Development

Shoreham Capital, a West Palm Beach, Florida based Owner and Developer of residential and mixed-use real estate, is seeking a Construction focused Project Manager to join its single family for-rent and multifamily development team. The PM will work alongside our VP of Development on project coordination for multiple ground-up construction projects. This role will initially be required to be on site part time at our 412-unit apartment development in Cape Coral, FL. Shoreham typically handles the entire development process, including entitlement, selection of architects and other professionals, arranging often complex financing, construction management, and, ultimately, sales and marketing.

Responsibilities:

• The Project Manager position will be the onsite representative for Shoreham Capital to our general contractor partners, consultants, city representatives, and stakeholders
• The main day to day task will be to help manage our 412-unit multifamily development in Cape Coral, FL
• Wearing an owner’s hat, this person would work alongside our general contractor partners and their onsite staff; maintain project schedules, resolving day to day problems on the job site, and inspecting all work during construction to ensure compliance with plans, specifications, and quality control standards
• Assist in reviewing change orders and providing recommendations and direct negotiations with the general contractor and subcontractors, as needed
• Review Payment Applications/Requisitions for general compliance, including form and format, change orders, lien waivers, schedules and other supporting documentation
• Review and track construction schedules and provide input where necessary
• Review all report and logs provided by the consultants and the contractors, including change orders, delays, deficiencies, materials testing, compaction reports, etc.
• Collaborate with leasing team to create a smooth transition for our leasing team and future tenants
• Conduct owner punch list as buildings are delivered
• Attend OACs, pay application reqs, sub meetings, city meetings as necessary
• Create agenda for and take notes and weekly project design and construction meetings
• Assist the development team in due diligence, consultant team selection, estimating, plan coordination and constructability, and general contractor bid and selection for future acquisition and development projects

Qualifications:

• Bachelors degree in Construction Management, Engineering, Urban Planning, Real Estate, Business Administration, Architecture, or related field.
• 5-10 years of relevant experience working in real estate development, planning, architecture, engineering, estimating or construction management. Heavy construction management experience preferred.
• Excellent interpersonal, oral and written communication skills required.
• Expertise in Microsoft Office applications, particularly Excel, Project and Word.
• Expertise in BuilderTrend, ProCore and/or PlanGrid a plus.
• Works well on multiple projects and can work independently as well as a team player.
