Job Description:
Regional and Local CRM (20%)
Lead the EMEA team to serve as an active Business Solution Partner to key stakeholders by establishing deep connections within regional leadership team and with country managers.
Actively engage in regional real estate portfolio pipeline management reviews to ensure decisions are made in advance of critical events.
Report regional project status to stakeholders and business partners.
Portfolio Management (50%)
Direct all of the real estate activities in region and serve as senior real estate contact for the region.
Lead the development and implementation of consistent and comprehensive real estate solutions that support the growth of J&J businesses in EMEA region – collaborate with Strategy teams to this end.
Lead property acquisition and disposition as executed by the regional Transactional leads and/or the RE Special projects lead --- including reviewing statement of requirements by the business and real estate due diligence analysis, providing guidance on options, managing Letter of Intent, RFPs, overseeing the negotiation of leases and purchase sale agreements.
Direct the selection and management of external service providers in the day-to-day management of the portfolio including new lease requirements, renewals, subletting, lease surrenders, restoration issues, credit control and other property matters. Collaborate with RE Services lead to this end.
Lead the EMEA team to serve as primary liaison for selection of real estate service providers for individual projects within the region; collaborate with Engineering & Technical Operations (E&TO) team members, J&J Operating Company/Affiliate business leaders, facility site managers, J&J corporate functional groups, and outside consultants to develop and implement strategies that meet local (site) and regional requirements and are consistent with established J&J Worldwide Real Estate business processes.
Identify and define regional business opportunities and develop appropriate solutions to optimize the regional real estate portfolio.
Accountable for negotiating high impact real estate transactions (purchase and sale of real property, lease contracts, etc) that comply with J&J policies and country-specific requirements. Direct and manage negotiations with purchasers, sellers, landlords, community groups and government organizations and agencies in order to accomplish stated real estate goals.
As necessary, direct high-complexity projects, including project scope definition, development and tracking of integrated project schedule and budget, and project reporting to stakeholders and business partners.
Maintain region specific market intelligence in order to capitalize on opportunities as well as to react to time sensitive projects and initiatives.
Regional Strategy and Planning (10%)
Lead the EMEA team to proactively develop and align Regional and Sector strategies to meet OpCo and J&J enterprise needs.
Support the implementation of enterprise strategies through regional oversight to attain and maintain best-in-class office, warehousing and manufacturing footprint utilization.
Direct region portfolio planning and optimization, transaction management and lease administration activities.
Develop the talent of team members and build a culture of continuous improvement driven by metrics, benchmarking and best practices.
Real Estate transformation activities (5%)
Support optimization of real estate assets by delivering benchmarking and leading practices information to Planning and Transaction Managers for execution.
Develop strategies to reduce costs, generate cash and reduce the real estate footprint to achieve the 2020 targets.
Driving standardization within Real Estate organization (5%)
Ensure that the department’s real estate policies and procedures are complied with across the regional portfolio.
Drive continuous improvement in the quality and effectiveness of the planning, transaction management, lease administration and customer relationship management.
Develop standard regional acquisition and disposition strategies and processes to meet regional and sector requirements in a timely and cost effective manner.
Qualifications:
•10+ years of corporate real estate or equivalent experience in facilities management, engineering or corporate services.
•Specific skills in real estate portfolio management, project management, technical, financial, facilities management
•Demonstrate creative solution development, innovation, integrity, business acumen and sound judgment
•Must possess excellent interpersonal and communication skills (written and verbal)
•Strong relationship management and the ability to work effectively across cultures, divisions and levels
•Must be able to handle multiple projects simultaneously
•Candidate should have significant record of success working in EMEA region.
•Existing local presence is preferred
Education: Bachelor’s degree in Finance, Business Management, Engineering, Architecture or related field required; MBA preferred.
