Essential Job Duties and Responsibilities:
The Acquisitions Analyst will be an integral member of Hometown’s acquisitions team responsible for providing in-depth underwriting, analysis and due diligence for U.S. transactions as well as detailed analysis for the Australia portfolio. The position will have frequent interaction with senior management at the firm. Primary responsibilities include:
- Underwrite and model potential acquisition opportunities
- Perform due diligence on acquisitions including on-site visits, review of third-party reports, and detailed financial review to assess underwriting assumptions
- Research and analyze economic, regulatory and housing environment, as well as positioning relative to local market competition
- Create internal memos for the investment committee
- Assist in the negotiation of purchase and sale agreements
- Work with lenders on the financing of acquisitions and refinancing of existing communities
- Prepare ad hoc financial analysis on an as-needed basis and perform other special projects identified by Hometown senior management
Education, Experience and Requirements:
- Bachelor’s Degree in Finance, Accounting, Real Estate or related field
- Two to three years of real estate underwriting or investment banking experience
- Extensive experience and understanding of financial modeling and building / manipulating complex spreadsheets
- Ability to interpret general concepts and raw data into a comprehensive financial analysis
- Highly proficient using Microsoft Excel, Word and PowerPoint
- Ability to multi-task various projects and prioritize
