Job Description

Lantower Residential is growing and we are currently hiring for a strategic Associate Director of Investments who will assist in managing all aspects of multifamily acquisitions and provide critical analysis and creative input. This is an excellent opportunity for someone who wants to make a direct impact on the development of the business and be an integral member of the team.

Responsibilities:  

  • Review pro forma projections and discounted cash flow models for acquisition and development opportunities in various stages of operation (e.g.: stabilized, distressed, value-add and lease-up).
  • Evaluate and analyze both qualitative and quantitative property characteristics to complete preliminary property valuations and assess potential capitalization options.
  • Compose financing memorandums and marketing materials to present to capital providers and clients.
  • Ability to read, understand and abstract complex property financial statements, such as operating statements, P & L statements, and construction budgets.
  • Review cash flow models for stabilized, value-add and construction business plans.
  • Manage due diligence inquiries from lenders and assist in coordination of closing.
  • Oversee market research and comparative analysis.
  • Review quarterly market data reports on existing and emerging new markets.
Requirements:  
  • Bachelor’s degree (preferably in multifamily real estate, economics, finance, urban planning or business administration).
  • Minimum 5 + years professional experience in multifamily real estate analysis with 2 years experience specifically in LITHC required.
  • Proficient in Excel and Microsoft Office.
  • Experience and knowledge in real estate development and underwriting is required.
  • Capacity to work in a demanding, deadline-driven environment while effectively manage multiple assignments with limited supervision.
  • Must have strong project management skills, including the ability to multitask and meet deadlines in a timely manner.
  • The candidate should be a motivated self-starter; responsive; and able to work both independently and as part of a team in a fast-paced environment.
  • Develop and maintain positive relationships with all stakeholders.
  • Strong analytical, writing and communication skills.
  • A strong analytical thought process with sound judgement and a keen attention to detail.
