Duke Realty, one of the largest commercial real estate companies in the United States with logistical/distribution real estate properties in 21 major U.S. cities, has an exciting opportunity for a Director of Acquisitions to join our growing team either in Irvine, CA or Oakland, CA. Candidates must be attracted to a fast paced, self-directed environment where responsiveness and customer service are highly valued. A predisposition towards teamwork and personal responsibility will be critical to a candidate’s success, as well as an aptitude to analyze operational and financial data, and network with the real estate community. This position will be responsible for identifying, underwriting, negotiating, structuring, and executing acquisition opportunities in the Western U.S. In addition, the selected candidate will also be responsible for, but not be limited to, the following:
- Develop and maintain relationships with external contacts to facilitate acquisition transactions. External contacts should include both major brokerage houses and major property owners.
- Work with Business Unit Heads, Leasing Agents and Duke Executives to identify and evaluate potential acquisition and development opportunities.
- Assess real estate financial and operating performance – including strengths, opportunities, disadvantages and competition. Assists in preparation of and reviews Duke underwriting/financial modeling.
- Recommend strategies and tactics that promote effective property acquisition/, development activities, and redevelopment alternatives
- Underwrite, structure, negotiate and close acquisitions.
- Lead and manage deal teams from sourcing through execution. Coordinate and perform due diligence with appropriate internal and external personnel, including financial analysis, legal and construction
- Other duties as assigned by Sr. Vice President, Acquisitions & Dispositions.
- Minimum 3 to 5 years successful experience in real estate financial analysis, managing investments, asset management and or development in commercial real estate. Experience in Industrial product/portfolio strongly desired.
- Experience in the analysis of operational and financial data.
- Possess strong initiative and effective organizational skills.
- Ability to establish and maintain rapport with business community and interact with various levels of professionals.
- Excellent written and verbal communication skills.
- Previous experience managing a team desired.
- Bachelors Degree in Business, Real Estate, Finance, Accounting, or related area of study required. MBA in Finance and/or Real Estate is helpful.
