JOB DESCRIPTION SUMMARY  
The basic function of the Project Manager is to coordinate, manage and track development projects of multiple self-storage and light industrial developments throughout the southeast. The PM will be responsible for the timely, quality and on-budget completion of all design, permitting and construction activities. Schedule preparation, project tracking, regular site visits, project team meetings, detailed daily correspondence with general contractors, as well as schedule and budget tracking/reporting will all be part of the ongoing job requirements. The successful candidate will demonstrate strong organizational, analytical and communication skills, be self-motivated and be extremely attentive to details.    

JOB REQUIREMENTS 
Experience:  3-5 years of real estate development, construction coordination, management, scheduling, procurement or estimating experience desired. The following required.   Highly organized and attentive to details.   Understanding of how a development project comes together, the roles of multiple development professionals, and how to keep a team moving to accomplish the project.   Ability to effectively manage multiple projects simultaneously and prioritize accordingly.   Experience and ability to establish and track project schedules through Smartsheet, Excel, Microsoft Project, TeamWork, FieldWire or other scheduling software.   Ability to work independently.   Strong interpersonal and communication skills to successfully communicate with general contractor liaisons, vendors and governing officials as needed.   Proficient in Microsoft Office Products such as Excel, Word, and Outlook.   Experience in establishing project budget estimates via RFP solicitations.   Travel will be required for the position.  

RESPONSIBILITIES AND DUTIES  
Execute semi-autonomous project tracking, coordination and reporting on multiple commercial real estate development projects.   Assist with and coordinate special due diligence projects prior to the acquisition of properties as directed by the Director of Development.   Display a high level of effort and commitment to performing work; operate effectively within the organizational structure; demonstrate trustworthiness and responsible behavior.   Demonstrate eagerness to learn and assume responsibility; seek out and accept increased responsibility; display a “can do” approach to work.   Understand the fluid nature of the construction industry and be willing to adjust day-to-day activities to meet project demands.   Show persistence and seek alternatives when obstacles arise; seek alternative solutions; be proactive before being asked or forced by events.   Work within the system in a resourceful manner to accomplish reasonable goals; show flexibility in response to process change and adapt to and accommodate new methods and procedures.
