Company Description:
The firm is a privately-held and well-respected company that is active within the senior housing industry. The group seeking candidates for this position specializes in making capital investments in skilled nursing facilities.
The firm employs the following investment strategies:
- Acquiring stabilized facilities in off-market transactions at a discounted price.
- Buying mismanaged or under-performing senior housing facilities.
- Acquiring stabilized facilities with excess land in order to expand unit count.
- Ground up developments in in-fill locations with high incomes and barriers to entry.
Job Purpose / Summary:
The general role of the Analyst will be to perform market and valuation/underwriting analysis of prospective acquisition. This will entail a high degree of modeling/forecasting abilities utilizing Excel and a key understanding of finance principles. Additionally, the Analyst will be responsible for the asset management and financial reporting functions for existing portfolio assets. This will entail the analysis of the existing portfolio’s monthly operational and financial performance to summarize key points and conclusions for presentation to ownership, joint venture partners and lenders.
Key Responsibilities / Duties:
- Participation in the underwriting and market analysis process of new deals impacting their assigned portfolio. This includes preparation of all packages for presentation to Investment Committee.
- Compilation of monthly asset management/financial reporting packages for communication to ownership, joint venture partners and lenders.
- Occupancy, revenue and expense trend reporting and analysis.
- Add value to the portfolio by identifying target areas for management company to focus on and improve.
- Prepare, maintain and manage cash flow and deal return models for individual properties and/or the portfolio.
- Assist in the development of business plans, budgets, and re-forecasts with operations management.
- Communicate and act as a liaison with outside parties, partners, investors and lenders for all ad hoc requests/inquiries concerning portfolio assets.
- Perform facility site visits to represent the ownership group.
- Track loan covenant compliance and communicate portfolio performance with lenders.
- Assist/coordinate debt refinancing for existing portfolio assets (mainly HUD).
- Assist/coordinate the execution of property level loan draws, recapitalizations, capital contributions, distributions, and asset dispositions.
- Work with senior management and appraisers on valuations as needed.
Experience / Education:
- A minimum of 2-5 years of related acquisition and/or asset management/analyst experience.
- Prior senior housing, healthcare, and/or multi-family real estate finance experience is a large plus.
- Finance and/or Accounting undergraduate degree and prior experience is required.
- MBA/CFA designation holders, or candidates for, are preferred.
- High level of attention to detail required.
- Strong writing skills are required.
- Advanced excel skills are required.
