The Financial Analyst will support an established broker team(s), with responsibilities that involve price underwriting using Argus software, Excel, investor interaction, investor contact management, market report authoring, assisting with BOV / sale proposal preparation, attending presentations, overseeing marketing flyer preparation and offering memoranda preparation. The position requires ability to multi-task and switch priorities as directed by clients.

It is also the responsibility of Financial Analyst not only to exhibit legendary customer service when communicating with investors, tenants, prospective tenants, owners, asset managers and vendors but also to focus on productivity and results.

Responsibilities

  • Create Argus models, run reports for presentations, pitches, and Broker Opinions of Value.
  • Must be proficient in Argus expense reimbursement pass through and expense pool modeling. Must understand expense groups and reimbursement methodology for NNN, base year stops, expense caps, and modeling expense pools that differ for individual tenants within same model.
  • Typical Property Types: Office, Retail, Industrial. Occasional Multi-Family Analysis.
  • Enter new investors into database that send investment criteria to team, or research and enter new buyers purchasing in the market. Make calls to investors updating their criteria.
  • Attend presentations in a support role and assist with buyer tours of assets listed for sale by broker.
  • Prepare Quarterly Office & Retail Market Reports, pulling stats from Costar and RCA.
  • Offering Memoranda and BOV creation: –Assist with property description, market overview, and financial sections. collect market data from Costar and Demographic reports, populate property data and overview sections, as well as introduction section.
  • Abstract leases for new assignments.
  • Proficient in Microsoft Excel – Pivot Tables, Formulas, Charts, etc.
  • Visit projects and drive market regarding new offerings for select pitch or BOV opportunities.

Requirements
  • Bachelor’s degree in business, finance or economics preferred.
  • A minimum of two years of Argus modeling experience is required.
  • Argus expertise regarding rent steps, occupancy adjusted variable expenses, and gross up of expenses for pass through purposes.
  • Argus proficiency is a must – experience with modeling detailed expense pass through and expense pools is a critical job requirement.
  • Intermediate to advanced proficiency in the following programs: PowerPoint, Microsoft Word, Excel, Access Database, Adobe.
  • Strong analytical, writing and organizational skills.
  • Strong marketing, presentation and communications skills.
  • Thorough understanding of real estate valuation techniques and utilization of valuation
  • programs, including Argus and Resolve.
  • Deductive reasoning ability. Advanced analytical and problem-solving skills.
  • Strong written and verbal communication skills.
