Job Description

Goldman Sachs & Co. seeks an Asset Management Associate for the U.S. Real Estate (“USRE”) group, a business unit within the Realty Management Division (“RMD”).  The USRE group supports multifamily, commercial, industrial and hospitality product types which services include: acquisitions (sourcing, underwriting and due diligence), asset management, construction and development activity, financings and dispositions for the firm's real estate investing activities.  Opportunity is based in the Dallas office.

Job Summary and Responsibilities:

  • Manage a portfolio of 10-16 multifamily assets, which includes business plan preparation and presentation, maintaining internal asset valuation models, weekly/monthly/quarterly reporting, oversight of third party service providers, capital plan oversight, business plan execution and disposition of assets
  • Lead asset disposition efforts including: contract negotiation, writing investment committee memorandums, presenting to investment committee, finalizing disposition models, calculating waterfall returns, transaction management and closing coordination
  • In coordination with the construction group and development partners, closely track assets under construction understanding construction timelines and budget fluctuations.  Participate in unit and amenity design review meetings, upgrade decisions, floor plan review, branding and marketing strategy, unit pricing and lease-up budget review
  • Lead weekly/bi-weekly leasing calls with PMC and operating partners
  • Conduct in depth market and submarket review of market and industry trends to help formulate asset strategy
  • Development and presentation of investment recommendation summaries for senior management approval
  • Interface with intermediaries, PMCs and operating partners to collect and evaluate asset and portfolio level financial information
  • Interface with external parties including: operating partners, PMCs, brokers, attorneys and other third party vendors.  Interface with internal stakeholders including: legal, accounting and compliance
  • Maintain weekly performance reports for internal tracking and reporting communication with the New York office
  • Build and maintain relationships with brokers, real estate developers, and other industry contacts

Preferred Qualifications:

  • Strong academic background - finance, real estate, accounting or math background preferred
  • Should have a minimum of three years of real estate experience (multifamily preferred) with asset management and transaction experience 
  • Solid analytical/logical mindset and attention to detail
  • Strong written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
  • Must have advanced level MS Office Excel experience, as well as experience and advanced knowledge of other Microsoft Suite applications including PowerPoint and Word
  • Self-motivated
  • Ability to work both autonomously and in a team setting
  • Ability to mentor younger members of the team
  • Able to work under tight time constraints and extended hours as required
