Job Description
We are seeking a talented Senior Vice President of Construction to join our leadership team in a key role responsible for all activities associated with the construction of assigned mixed-use development projects from inception to completion ensuring adherence to the project schedule, budget, lender and/or ownership requirements. The SVP of Construction will review and makes recommendations on planning and design issues and lead a project team of Assistant Project Managers, Project Managers, Sr. Project Managers and/or VPs, Construction. As our SVP, Construction based in our San Francisco office, the chosen candidate will be a valuable partner in the following immediate projects: Pier 70 is a former shipyard on San Francisco’s eastern waterfront. Our fully entitled master development area of 28 acres is a mixed-use project, which is expected to include 3.2 million total square feet, consisting of 900,000 to 1.8 million square feet of office space, approximately 360,000 square feet of traditional retail, local production, and cultural/community uses, 1,000 to 2,000 residential units, approximately 2,000 parking spaces and 7 acres of waterfront parks. 5M is a fully entitled, mixed-use project in downtown San Francisco. The project is comprised of an office building of approximately 650,000 square feet and an apartment building with approximately 302 residential units. 5M would create significant new open spaces for the neighborhood. The project is designed to house a dynamic ground-floor mix featuring local retail and arts, cultural and community uses. Other key responsibilities of the SVP, Construction include:
- Monitors progress of all construction activities and making sure that all construction activities move according to pre-determined schedule
- Approves all estimates prepared both internally and externally
- Participates in updating monthly financial report(s)
- Monitors construction budget(s)
- Oversees all RFPs, selection and contracting for all construction related engagements for the projects
- Maintains cost control of project(s)
- Manages, coordinates and reviews the work of architects, engineers, and general contractors
- Participates in all project meetings
- Reviews and approves contractor monthly pay applications
- Interfaces with public agencies relative to permitting, approvals, and safety
- Supports change order negotiations and approve change order requests
- Participates in the pre-construction and estimating process and will work closely with Preconstruction and Developer in establishing scope and schedule
- Ensure consistent and effective engagement of the project construction teams with the Development Services group
- Performing other duties as required
- Undergraduate Degree in Construction, Engineering, Architecture or related discipline.
- 15+ years of relevant work experience in construction management including vertical commercial real estate development.
- Experience with urban, vertically-integrated mixed-use development projects. Uses include for sale and for rent multi-family residential, retail, office and hotel.
- Self-motivated, team player with excellent communication skills who pays close attention to detail and who has the ability to prioritize in a fast-moving environment
- Excellent communication and software skills including ability to use Microsoft project and excel
- Thorough knowledge of industry legal issues and safety standards
- Ability to organize and lead a team effort
- Good client management and ability to garner goodwill
- Capacity to motivate, lead and boost morale of the teams
- Effective time management and logical decision-making ability
- This position requires some travel
