Job Title: Controller
Hartman Income REIT is seeking a dynamic Controller to report to our corporate office in Houston, Texas. The ideal candidate will have a minimum of 7-10 years of Public Accounting experience. The candidate will possess a large amount of GRIT (see definition below), will be hungry, humble and smart. The candidate will be a natural born leader that attracts followers. The Controller will work side-by-side with the current CFO of the company for the purpose of succession.

Job Purpose:
The Controller provides the leadership, management, and vision necessary to ensure the responsible accounting operations of the company, to include the production of periodic financial reports, maintenance of an adequate system of accounting records, and a comprehensive set of controls and budgets designed to mitigate risk, enhance the accuracy of the company's reported financial results, and ensure that reported results comply with generally accepted accounting principles or international financial reporting standards.
Key responsibilities:
Management
- Maintain a documented system of accounting policies and procedures
- Manage outsourced functions
- Oversee the operations of the accounting department, including the design of an organizational structure adequate for achieving the department's goals and objectives
- Oversee the accounting operations of subsidiary corporations, especially their control systems, transaction-processing operations, and policies and procedures
- Direct operations of the financial organization, ensuring sound financial and other business practices in accordance with Company goals, objectives and profit plans. Direct the scheduling, progress and completion of financial projects of major significance
- Manage the departmental budgets, the review of appropriation requests against approved budgets for availability of funds prior to commitment, and oversee control to ensure that budgeted expenditures do not exceed amounts authorized
- Interpret operating results as they affect financial aspects of the business and recommend measures to reduce costs and increase profits. Implement financial improvements to increase the organization's effectiveness and contribute to customer satisfaction
- Develops and maintains internal control guidelines and policies and procedures for accounting, budgeting, cash management and reporting
- Provide financial advice to senior executives on issues of major significance that may impact current and future business and the Company's profitability and reputation. Direct the preparation of statistics for financial statements, including preparation of charts and graphs depicting progress, conditions and results, and related reports and recommendations
Transactions
- Ensure that accounts payable are paid in a timely manner
- Ensure that all reasonable discounts are taken on accounts payable
- Ensure that accounts receivables are collected promptly
- Process payroll in a timely manner
- Ensure that periodic bank reconciliations are completed
- Ensure that required debt payments are made on a timely basis
- Maintain the charts of accounts
- Maintain an orderly accounting filing system
- Maintain a system of controls over accounting transactions
Reporting
- Compile and manage SEC reports
- Issue timely and complete financial statements
- Coordinate the preparation of the corporate annual reports
- Recommend benchmarks against which to measure the performance of company operations
- Calculate and issue financial and operating metrics
- Manage the production of the annual budget and forecasts
- Calculate variances from the budget and report significant issues to management
- Provide for a system of management cost reports
- Provide financial analyses as needed, in particular for capital investments, pricing decisions, and contract negotiations
Compliance
- Coordinate the provision of information to external auditors for the annual audit
- Monitor debt levels and compliance with debt covenants
- Comply with local, state, and federal government reporting requirements and tax filings

Qualifications:
- Bachelor of Accounting, Finance or Business,
- CPA preferred, CPA Eligible required
- YARDI proficiency-advanced to expert preferred
- 7-10 years of public accounting experience with a big 4 accounting firm
- IPO experience preferred
- Strong leadership skills
The controller candidate should have a Bachelor's degree in accounting or business administration, or equivalent business experience and 10+ years of progressively responsible experience for a major company or division of a large corporation. Preference will be given to candidates with the Certified Public Accountant or Certified Management Accountant designations.
