Responsibilities
As the Director of Industrial and Logistics at Hines, you will be charged with the sourcing, planning, underwriting, due diligence, negotiating, financing and closing of developments and acquisitions of light industrial and logistics projects in Denver and Phoenix. Once projects are secured, the Director will lead the development team, including the Hines construction manager, third party GC and third-party leasing team, toward an on-time and on-budget construction delivery and a successful lease up of the project. Responsibilities include but are not limited to:
- Be an active participant in the Denver and Phoenix industrial & logistics markets and source investment opportunities, specifically, development and value-add acquisitions for industrial and logistics projects
- Establish and maintain active relationships with land owners, investors, brokers and landlords in Denver and Phoenix
- Preparation of financial models, development budgets, investment committee presentations and monthly financial reports
- Actively engage with the broker community and respond to RFPs and draft proposals
- Select and manage the third-party leasing team while leading the marketing effort for spec buildings and build-to-suits
- Participate in on-site construction meetings with the Hines construction manager and the third-party GC
- Coordinate the work of external consultants, including architects and engineers in addition to internal teams, including construction, accounting and property management
- Interface with institutional investors for the purpose of raising capital or reporting to existing investment partners
Qualifications
Minimum Requirements include:
- Bachelor's degree from an accredited institution, MBA preferred
- Minimum of three years' work experience specifically in commercial real estate
- Proficiency with financial analysis; Exposure to construction and leasing preferred
- Track record of sourcing and closing real estate transactions preferred
- Excellent interpersonal and communication skills with an eye for detail
- Possess a sense of urgency and desire to grow a business
- Demonstrate strong initiative, leadership and problem-solving skills
- Position will be based in either Denver or Phoenix but covering both markets
- Ability to travel is required
