JCR CAPITAL OVERVIEW

 

 JCR Capital, a subsidiary of Walker & Dunlop, Inc., is a real estate private equity firm that provides capital solutions to middle market commercial real estate sponsors. JCR provides joint venture equity, preferred equity, mezzanine debt and bridge loans for value-added, opportunistic, distressed, and special situation transactions.

 

JCR Capital focuses on the middle market, which is assets under $50 million in total value.

 

JCR Capital has two primary revenue platforms: 

 

  1. Debt Platform – Provides first trust bridge loans and permanent financing. 
  2. Fund Platform – Invests joint venture equity, preferred equity, mezzanine debt and high yield debt out of a discretionary private equity fund model.

     

    JCR Capital’s Fund Platform currently invests out of two funds:

  1. Fund III: A $330 million opportunistic fund
  2. Fund IV: A $306 million value-add fund

     

    Supporting these revenue platforms, JCR Capital also has the following platforms:

     

  • Asset Management – Supports both the Bridge Loan Platform and the Fund Platform.
  • Capital Formation/Investor Relations – Supports the Fund Platform via managing the limited partner relationships and working on separate accounts.
  • Accounting & Finance – Responsible for reporting and managing JCR’s leverage facilities.

     

    JCR Capital has experienced tremendous growth over the past few years and now has approximately $1.0 billion of assets under management.  JCR seeks to increase this AUM to $3.0 billion over the next three years.

     

     

Position Summary:

This person will be expected to analyze and understand new transactions and effectively monitor their performance. This person will be proactive and provide visibility to senior management for potential action to be taken on investment, which fall outside of underwritten performance criteria. 

  • Participate in investment handoff procedure and review of closed transaction documentation for assigned transactions.
  • Monitor asset level and market level performance and do interpretive research of factors contributing to success or failure of underwritten asset business plan.
  • Provide input to underwriting team on structure recommendations.
  • Communicate and negotiate with Borrowers.
  • Interact with servicing and accounting.
  • Work with legal counsel for issue resolution.
  • Prepare and present memorandums outlining and substantiating individual asset action plan post-closing, where applicable.
  • Work closely with JCR’s Debt and Fund platforms
  • Work closely with JCR’s accounting team
  • Support JCR’s Asset Management team in the management and realization of transactions.
    • Modeling deals using Excel
    • Market research
    • Sales and Lease comps
    • Preparing quarterly valuations
    • Property site visits/due diligence
    • Business Plan monitoring
    • Monthly financial reconciliations
    • Budget vs Actual reporting
    • Communicate with sponsor/borrowers regarding transactions
    • Cash flow and financial modeling of transactions.
    • Review of due diligence material and third-party reports.
  • Other duties as assigned

     

    Education and Experience:

  • Bachelors required.
  • 3+ years financial modeling experience with Excel.   
  • 3+ years real estate experience.
  • Prior experience in structuring real estate equity investments preferred.
  • Transaction closing experience including familiarity with legal documents and settlement statements preferred.
  • Ability to work flexible hours/overtime.
  • Ability to travel overnight up to 20%.

     

Knowledge, Skills and Abilities:

  • The company supports value-added thinking, creativity and problem solving.
  • Excellent Excel modeling skills are needed to demonstrate returns via debt yield calculation IRR waterfalls, look backs, data tables, mapping and graphics (model example required).
  • Detailed oriented business and very credit disciplined. 
  • Comfortable analyzing real estate projects for financial feasibility as well as analyzing market driven factors.
  • Strong writing skills, with the ability to synthesize information from several sources into concise and coherent conclusions.
  • Good communication skills.
  • Strong motivation and a passion for real estate, with the ability to work without supervision.
