POSITION SUMMARY

 

Vequity, a growing real estate investment and development company located in Chicago is seeking a full time Property Manager. The Property Manager will oversee management of company-owned retail and residential assets across the greater Chicagoland area. The Property Manager is involved in all aspects of day-to-day operations of the properties including but not limited to accounting, tenant relations, maintenance, leasing, financial reporting, etc. Ultimately the Property Manager is responsible for maximizing the performance and asset value of the portfolio by maintaining the property budgets and effectively implementing the strategic plans for each asset.  

 

ESSENTIAL DUTIES

 

  • Responsible for the day-to-day operation of the Portfolio to ensure that all site operations follow established policies and procedures.
  • Work with members of executive team to create annual capital plan, operating budget, and variance explanations related to the budget
  • Update and maintain accounting software and generate standard and ad hoc reports as required
  • Contractor and tenant coordination
  • Sort, code and ensure accuracy and compliance with contracts of all property related invoices
  • Coordinate and schedule appointments, on site and off site
  • Participate in the negotiation of service contracts with outside vendors and estimates/bids for repairs to achieve the highest levels of performance at the lowest cost
  • Establish and maintain open, positive relationships at all times with tenants, ensuring all services and needs are met and in compliance with lease
  • Leasing and leasing coordination of residential apartments
  • Perform credit checks on potential residential tenants
  • Monitor and enforces the terms of all lease agreements, the billing and collection of rents and other tenant charges in compliance with leases
  • Prepare the annual commercial tenant reconciliations

 

REQUIRED KNOWLEDGE, SKILLS & ABILITIES

  • Prior commercial and residential real estate experience
  • Bachelor’s degree or equivalent
  • Minimum 2-3 years of experience in property management
  • Self-starter able to take lead to implement processes and procedures while overseeing growing real estate portfolio
  • Ability to multi-task and work in a small business atmosphere
  • Extremely detail-oriented with strong communication skills, both verbal and written
