Position Summary:
The Development Manager will provide hands-on management of all aspects of project development from site selection and acquisition support, consultant management, entitlements and permitting, overseeing construction and pre-lease support through stabilization.
EDUCATION, EXPERIENCE, CERTIFICATION:
Required:
- Bachelor or Associates degree from a top university in a related field.
Preferred:
- MBA or Masters of Real Estate Development.
- Previous experience as a Development Associate.
RESPONSIBILITIES:

- Underwrite new potential development opportunities.
- Site planning for yield analysis.
- Get consultant proposals and then oversee all site related consultants.
- Identify utility locations and get will serve letters.
- Oversee Construction Team as they compile their initial budgets for new deals.
- Ensure that the budget accurately reflects the development plan, the site issues and all conditions of approval.
- Schedule and coordinate all city submittals in order to meet all contract terms.
- Attend hearings, lobbying meetings and neighborhood meetings. Work with consultants to prepare exhibits and strategize on entitlements.
- Confirm conditions of approval are accurately reflected in the budget and acceptable to our development program.
- Hold and coordinate regular design meetings with consultants., moving plans from Concept to Construction Documents.
- Ensure the property design and specifications are conceived of, priced and decided upon in a timely manner.
- Oversee Interior Design, Color Design, and Graphic Design presentations. DA is responsible for all meetings leading up to and preparing for these formal presentations.
- Coordinate for buy-in with Managing Director on final design.
- Work with Construction and Landscape Architect to ensure that the design falls within our allocated budget (as this item typically is not pinned down at the time of budgeting due to fast-tracked development schedules.)
- Participate in initial Budgeting process prior to removing contingencies during acquisition.
- Create, in conjunction with Construction Group, a mutually agreed upon Project Schedule.
- Coordinate monthly buyout updates with Construction.
- Participate in regular (monthly) budget updates. VP of Construction should be leading this process and ideally just keeping Development Group informed.
- Ensure that plans move through the City on schedule to have permits upon the scheduled date.
- Review all intents to award contracts that are issued by Construction.
- Monitor major change orders.
- Provide design related decisions that are needed during the construction process in a timely manner in order to not hold up the Construction Team.
- Ensure that weekly reports are updated thoughtfully and sent out on time.
- Review and publish monthly JV Partner reports.
- Review Side-By-Side budgets and project schedules to identify red flags.
- Produce Monthly Variance Reports, approve updates and then ensure that they are loaded into Timberline accurately.
- Review and Sign Monthly Draw for Construction Loan. Construction prepares the draw.
- Approval of monthly budget draws relating to early-on operating shortfalls.
- Make recommendations and modifications regarding office and site performance, business needs, etc.
- Any other tasks assigned or directed.
OTHER KNOWLEDGE, SKILLS, AND ABILITIES:
- Excellent knowledge of real estate and development industry, including all stages of the development process.
- Effective organizational and time management skills.
- Excellent verbal and written communication and listening skills.
- Ability to work independently with minimal supervision.
- Ability to actively manage a team of employees and outside consultants.
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
- Naturally accurate and detail oriented.
- Dependable, punctual, reliable.
- Regular in-town travel to meetings and site visits and occasional out-of-town and overnight travel required.
- Ability to work a schedule that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
