The Role

Reporting to the Director of Design and working closely with our Real Estate and Launch teams, the Construction Project Manager will be responsible for ensuring the intelligent, on-time, on-budget and high-quality build out of Breather spaces across all of our markets. S/he will ensure the layouts, finishes and details created by the Design Team are clearly documented and constructed according to design intent. S/he will drive the creation of standards and their adoption, both internally and with third-party vendors. S/he will apply best practices and ingenuity to drive smart decisions and flawless execution as we expand our portfolio and strive for excellence.



As a Construction Manager at Breather, you will:

  • Work closely with the Real Estate and Design teams to develop plans and supervise construction
  • Review plans in conjunction with landlord partners, internal stakeholders and GCs
  • Work closely with our Analytics and Design teams to ensure that we are investing our resources in the areas that will generate the best user experience
  • Manage and communicate on key construction-related workflows during the acquisition phase related to budget, timeline, site selection, quality and risk
  • Work with 3rd party services and building management to pull permits, manage COIs/templates for vendors, create work schedules, manage logistics of deliveries of appliances and materials to spaces
  • Forecast and prepare construction and MEP budgets, obtaining costs for materials and driving them down balancing design with operational needs and budget objectives
  • Be responsible for cross-functional communications and execution relating to the build out of our spaces, ensuring project information is communicated accurately and effectively among relevant internal parties
  • Relentlessly drive down build out time while maintaining high-quality standards
  • Build and manage a top-tier network of third-party vendors, and negotiate prices for build-outs and services with contractors and sub-contractors
  • Consult with clients on their space needs, and balance Breather’s standards and our clients’ expectations to deliver a superior product



Helpful Skills and Experience you’ll need to succeed:

  • 5+ years of on-site, construction and project management experience
  • Licensed architect a strong plus
  • Extensive knowledge in construction detail annotation and drawings
  • Knowledge of International Building Code + regulations relevant to Breather’s markets
  • Knowledge of LEED or WELL Certification a plus
  • Experience reviewing key sections of deal documentation including term sheets and leases
  • Ability to motivate and communicate effectively with key internal parties and third-party vendors
  • Motivated by a fast-paced working environment
  • Dynamic, driven, collaborative and fun
