Position Title: Manager of Engineering

General Summary:
Responsible for the daily management and administration of the Engineering Department with the objectives of safe, effective and efficient operation and maintenance of the Mechanical, Plumbing, Electrical, HVAC, Plumbing and Fire Alarm systems for the tenants and visitors. Ensures that the owner’s asset maintains or increases in value and building equipment meets or exceeds its rated life cycle.
Summary of Key Duties and Responsibilities:
- Manages and directs Engineering and Contract Maintenance staff (primarily union staff) to efficiently operate the mechanical and electrical systems
- Oversees the scheduling, maintenance and constant improvement of the Computerized Maintenance Management System (CMMS) for the property, equipment and systems. Establishes and manages the preventative maintenance program for all base building equipment
- Establishes and maintains departmental budgets and report variances to Property Manager as necessary
- Reviews tenant construction plans and specifications to ensure adherence to Company guidelines and standards
- Coordinates construction activities with tenant representatives and contractors
- Attends tenant construction meetings to provide support, guidance and ensure that the interests of the building are being met
- Coordinates, manages and controls capital or landlord projects on behalf of ownership and provides regular status reports on progress and finance to Property Manager
- In collaboration with the engineering staff, oversees and administers the Company Employee Safety Program and contributes to overall property safety
- Maximizes energy efficiency by monitoring recording and reporting on utility usage of property. Provides variance reports on consumption and forecasts of future usage to the Property Manager as necessary
- Provides departmental input to the Monthly Management Report for budgeted expenses such as utilities and overtime worked
- Cost effectively purchases material, supplies and services through the use of company procedures and controls
- Reviews and approves departmental invoices
- Reviews, updates, and signs off on completed weekly Time and Attendance
- Reviews or develops bid specifications for new contracts, as needed
- Supervises work performed by outside maintenance contractors to ensure that bid specifications have been met
- Monitors the building environmental automation control system to ensure efficient operations
- Ensures that the work request system is maintained
- Ensures compliance with all regulatory agencies and requirements, including but not limited to OSHA, EPA, fire safety codes, building codes, and ADA
- Maintains building and tenant drawings on hard copy and electronic format
- Performs required testing and maintenance of the Life Safety Systems, as mandated by the FDNY, rectifying any deficiencies that occur
- Develops and maintains relationships with management, tenants, and owners. Ensures delivery of a high level of customer service to tenants and resolves tenant complaints within the overall area of responsibility
- Performs the duties of the Deputy Fire Safety Director or Deputy Evacuation Action Plan Director, as required by Local Laws or Codes
- Performs other duties as assigned
Education Requirements:
Bachelor's Degree - Preferred field of education: Engineering or related field preferred; or
High School Diploma/GED with 5-10 years of experience as Chief Engineer or Chief Engineer in building operations and management and the management of personnel
Experience / Knowledge / Skills Requirements:
- Minimum of 5-7 years of progressive experience in building operations and management, and the management of personnel, plus 3-5 years experience as a Chief Engineer or Assistant Chief Engineer
- Must possess a thorough knowledge of Mechanical, Building Management System (BMS), CMMS, Electrical, Plumbing and Fire Safety systems
- Must have a thorough understanding of building codes and standards as they relate to building operations and Engineering management
- Must possess the ability to read and understand drawings, blueprints, specifications, codes and equipment maintenance manuals
- Ability to delegate effectively, providing clear direction and clear expectations
- Proven management and leadership skills. Strong background in managing unionized work force preferred
- Computer literacy required, including proficiency in Microsoft Word, Excel and Outlook
- Ability to create, analyze and understand financial reports and spreadsheets
- Ability to convey verbal information in a professional and articulate manner
- Ability to write clear reports and effective correspondence with the proper level of detail

Ability to effectively present information to tenants, senior management, owners and/or owner's representatives and staff in a clear, organized, tactful and articulate manner via written and verbal formats.
