Position Overview

 

The Fallon Company is offering a full-time opportunity for a motivated professional to join a fast-paced, challenging, and fun work environment as a Project Manager of the firm's development projects within the Raleigh and Charlotte markets. The position requires experience in a project management role for complex commercial real estate developments.  

 

This role presents an exciting opportunity to immediately contribute to an active commercial real estate development firm pursuing large-scale developments across multiple markets and asset types. The ideal candidate will have experience leading construction teams and should be comfortable working on various projects simultaneously across a spectrum of sub-markets and asset types. The Project Manager will work on-site and in a corporate office setting to manage the general contractor, various consultants, and the day-to-day operational aspects of a project or portion thereof as well as executing established project goals.  The Fallon Company is one of the largest private developers on the East Coast with over $5 billion in development completed representing over 6 million square feet.  Following The Fallon Company's purchase of the 301 Hillsborough Street parcel in downtown Raleigh (800,000 buildable sf), 301 Midtown in midtown Charlotte (+/- 200,000 sf office building), and designation as Master Developer for the Strawn Cottages Project (1.1 million sf mixed use project in Charlotte's South End), our office has created significant momentum and planted roots in North Carolina.  As we build out our long term team and pipeline for the Carloinas and Mid-Atlantic, we are looking for candidates who share our core values of VISION, CHARACTER, and PASSION.

 

 

Responsibilities:

 

  • Accurately prepare and updates project budget and relevant project reporting tools for internal review and presentation (project reports and schedules)
  • Assist in developing and enforcing project schedule to result in the successful execution of projects
  • Assist through permitting process and support senior staff with monitoring and follow-up on permitting requirements
  • Review construction documents for compliance with budget requirements and design intent
  • Manage vendor solicitation, scope review, and contract negotiation
  • Negotiate terms of agreements and draft contracts
  • Oversight of construction projects to ensure compliance with design, quality construction standards, and the use of proper construction techniques
  • Hold regular status meetings with project team
  • Review of contractor progress payments
  • Establish and administer document control procedures for all construction-related documents
  • Track potential changes to project schedule and budget
  • Negotiate all but the most sensitive of change orders
  • Effectively communicate relevant project information to superiors

 

 

Skills and Qualifications:

 

  • Bachelor's degree, preferably in construction science, engineering, architecture or related field from an accredited institution
  • Five or more years general contractor or construction related experience with two or more years in a management role
  • Advanced knowledge of construction management processes, methodologies, regulations and quality standards
  • Ability to make decisions that consider budgeting and development goals of the company
  • Ability to understand contract and construction documents
  • A problem solver who takes pride in maintaining quality and financial accuracy in a fast-paced environment
  • Excellent time and project management skills
  • Self-starter who demonstrates consistent leadership and strong work ethic
  • Team player who exhibits a high degree of enthusiasm, listening skills, and willingness to put ego aside

  • Understanding of the due diligence process and associated deliverables
