Goldman Sachs & Co, located in Dallas, seeks an Associate in the USRE Structured Finance group within the Realty Management Division (RMD)
The Structured Finance team resides within Goldman Sachs Realty Management Division US Real Estate team. Structured Finance is comprised of two groups that manage ongoing debt-related and investment management activities, respectively, across real estate investments for both the firm’s balance sheet and client funds. They primarily support Merchant Banking Division (balance sheet), Securities SSG (balance sheet) and GSAM Private Real Estate (client funds).
The Associate role currently open within Structured Finance resides with the Investment / Portfolio Management team. The team engages in 1) Coordinate business plan process with real estate and loan platforms and analyze and report marks, investment performance, and PnL impact (Balance Sheet investments) 2) Coordinate promote/waterfall calculations 3) Run sensitivities/scenarios to assist in decision making & return implications for hold/sell, recapitalization, and refinancing efforts and 4) Conduct asset and investment performance analysis and investment liquidity.
Responsibilities:
- Prepare and analyze business plan models for determination of performance and valuations
- Daily interaction with business teams to help manage active real estate portfolios and support business decisions that impact investment performance
- Interact with teams in NY, Asset Management, Controllers, Legal, Tax, and third party consultants
- Coordinate with Investment and Fund Accounting groups for property capital requirements and financial reporting
- Calculate and analyze performance returns and leveraged metric returns for business plans and other analysis
- Provide ongoing investment level reporting and ad hoc reporting for local and NY business units
Qualifications:
- Bachelor’s degree from a four year college or university
- 3+ minimum years of experience in real estate portfolios, with preference for previous experience with investment valuations and/or working in a PE real estate firm, REIT, Big4 or Core Fund
- Strong communication and presentation skills
- Ability to work in a fast-paced and challenging environment
- Strong technical and project management skills
- Ability to work collaboratively with peers and stakeholders
- Strong working knowledge of Microsoft Excel and all Word products
