Job Description
Duke Realty, one of the largest commercial real estate companies in the United States with industrial properties in 20 major U.S. cities, has an opportunity for a Vice President of Leasing & Development to join our team in Chicago, IL. Candidates must be attracted to a fast paced, self-directed environment where responsiveness and customer service are highly valued. A predisposition towards teamwork and personal responsibility will be critical to a candidate’s success, as well as an aptitude to analyze operational and financial data. This position will identify development sites, underwrite and work with team members entitle, construct both build to suit and speculative projects and will have responsibility for leasing and financial performance of the projects. The position will also work to secure lease contracts with prospective customers for space in existing properties within our Chicago market. In addition, the selected candidate will also be responsible for, but not be limited to, the following:
1. Development
• Identify Industrial development sites for acquisition and development to increase our overall portfolio.
• Structure economic terms of transactions to meet the company objectives and the current market conditions.
• Work with municipalities and consultants to entitle and properly budget/underwrite development projects.
• Negotiate and structure terms of lease transactions for new development both speculative and build to suit.
2. Leasing
• Engage existing tenants in discussions and negotiations of lease renewal terms and amendments for portfolio.
• Negotiate acceptable legal terms and process transaction paperwork for all leases
• Communicate, monitor and expand company’s relationships with the brokerage community with the objective to generate more business opportunities for the company, including broker communication (i.e. newsletters, marketing campaigns, events/outings), broker education, broker compensation/commission issues and the cultivation of key individual brokers.
3. Acquisitions/Dispositions
• In communication and coordination with the Regional Sr. Vice President to identify redevelopment and potential land acquisition opportunities.
• In communication and coordination with the Regional Sr. Vice President, create and execute acquisition and disposition plan of portfolio
• In communication and coordination with Regional Sr. Vice President, present land acquisition and disposition opportunities to enable the company to meet its strategic plan.
4. Budget Preparation
• Responsible for the annual preparation of a two-year budget for the operations of the portfolio. Responsibility will include the existing property’s lease-up, renewal and termination assumptions and assumptions surrounding new development as well as a complete review of the property operations as prepared by the property management team.
Requirements:
• Minimum of 7-10 years of experience in commercial real estate development experience. Experience in Industrial product/portfolio strongly desired.
• Experience in the analysis of operational and financial data.
• Possess strong initiative and effective organizational skills.
• Ability to establish and maintain rapport with business community and interact with various levels of professionals.
• Excellent written and verbal communication skills.
• Previous experience managing a team desired.
• Bachelors Degree in Marketing, Business, Real Estate, Finance, Accounting, or related area of study required.
