Job Description:
The Property Manager will be responsible for managing residential and commercial properties that are owned by our affiliated companies. Significant experience with managing commercial real estate is desired. Primary responsibilities will include but are not limited to the following:
- Implement preventative maintenance programs
- Monitor and complete maintenance and repairs timeously and cost effectively
- Oversee capital improvement projects
- Visual property inspections on a weekly basis, meet vendors on-site,
- Enforce occupancy policies and procedures
- Negotiate and manage contracts with outside vendors
- Investigate and resolve tenant complaints and concerns in a timely and efficient manner
- Maintain timely communications with tenants
- Prepare annual budgets
- Prepare monthly property report to property owner, investors, and partners.
- Prepare monthly rent statements, late fees, deposits, utility billing, and assist with CAM reconciliation
- Review all invoices for appropriate documentation and approval prior to submitting to accounting for payment.
- Reconcile vendor statements, research and correct discrepancies
- Assist with admin and other projects as needed
Qualifications:
- 2 yrs of commercial property management experience
- High school diploma required, AA preferred
- Timberline Accounting system a plus
- Accurate and detail oriented, professional attitude, reliable, consistent
- Proficiency in Microsoft office suites
- Time management and problem solving skills
- Ability to interact with employees and vendors in a professional manner
- Ability to work independently and with a team in an environment with varying work volumes
- Self-starter comfortable working within a small organization
- Excellent communication, managerial and interpersonal skills
- Must be detail oriented and demonstrate a high degree of professionalism and self-motivation
