Job Description
The newly created position of Chief Accounting Officer, a member of the senior management team reporting to the Chief Financial Officer, will oversee the financial functions and monitor the financial performance of a national portfolio of commercial office properties. There are currently two Portfolio Controllers, each responsible for a group of properties, that will report directly to the CAO.
Responsibilities and duties:
- Oversee the activities of the Portfolio Controllers, providing guidance and coaching in their daily activities.
- Hold third party managers accountable for maintaining sound internal controls, accurate accounting records, and timely reporting of financial results.
- Act as liaison with independent CPA firms performing annual financial statement reviews and special purpose audits.
- Maintain comparative operating statistics that will require periodic updates for executed leases, changes in market assumptions, and adjustment to revenues, operating expenses, and capital disbursements.
- Develop and maintain professional relationships with property management personnel (accounting staff, property managers, and leasing agents).
- Oversee annual operating/capital budget preparation and quarterly reforecasting processes.
- Collaborate with, and contribute to, the leadership team to improve overall property performance.
- Assist with the recordkeeping of ownership chains including corporate-level transactions.
- Perform or review:
- various analyses to determine net effective rents of actual and/or proposed leases
- general ledger account reconciliations and analyses
- Support due diligence tasks associated with acquisitions, dispositions, and financings. Review due diligence materials (leases, financials, contracts). Assist with operational integration of acquired assets or newly engaged property management companies for existing properties.
The ideal candidate will possess the following:
- A very strong work ethic, the ability to strive in a dynamic and demanding work environment, the ability to work independently and meet critical deadlines.
- At least 10 years' of progressive experience in accounting or finance in the commercial real estate industry, currently holding or having recently held the position of CFO or CAO. Internal audit experience preferred.
- At least 5 years' experience as a property manger of multi-tenanted commercial office building(s) located in a thriving central business district.
- Extensive experience negotiating leases and service contracts.
- Bachelor's degree in business, finance, or accounting.
- CPA or CMA required. RPA or CPM designation a definite plus.
- Exceptional analytical skills with advanced knowledge of and experience with Excel; experience with commercial real estate software including MRI, Yardi, and/or Argus.
- Ability to prioritize and handle multiple tasks and projects concurrently.
