Job Description
- Underwrite potential acquisition targets, to include:
- Rent roll analysis. Identify and appropriately segment various unit types and be able to identify rent trends.
- Have a fluent understanding of property-level operations and identify the various components of income and expense segments within a provided income statement.
- Conduct market research functions as necessary to support proposed underwriting (e.g. identify defensible rent comparables, comparable sales, identify major employers, etc.).
- Assist with timely completion of the due diligence effort.
- Review all material resulting from the due diligence investigation, to include:
- Review of general ledgers,
- Review all third-party reports,
- Identify and flag any issues that may disrupt the transaction process.
- Analyze Seller’s books and records to ensure that the actual income and expense figures correspond to starting points in proposed underwriting. Identify anomalies in operations that would impact underwriting.
- Work with property management to ensure that their review of Seller’s books and records corresponds with the review completed by the acquisition team.
- Work with property management to ensure that the final operating budget ties to project underwriting.
- Generate the investment package on each acquisition that is subsequently provided to relevant parties as needed to secure debt and equity.
- Work with property management and our construction professional to generate a renovation plan and ensure that the project underwriting reflects said plan.
- Produce quarterly market analysis of regional economic and multifamily fundamentals.
- Proficiency in generating off-model multifamily real estate cash flow projections.
- Provide support to the President of Davlyn, as necessary in interfacing with the firm’s debt and equity partners.
- 3 to 5 years of related multifamily real estate experience required.
- B.A. required, MBA or advanced degree highly desirable.
- Highly organized team-player mentality, coupled with a very strong work ethic.
- Ability to be resourceful & complete projects with minimal supervision.
- Be able to defend underwriting assumptions, and communicate when you are unsure of an answer, action, etc.
- Exceptional analytical, oral, written and interpersonal skills.
- Proficient in Excel, Word, PowerPoint, Canva
- Have a thorough understanding of private real estate capital structures.
- Must be capable of working in a fast-paced environment, with multiple priorities.
