About this role: 
The Director of Asset Management will play a critical leadership role, responsible for driving financial performance across MJW’s national portfolio of student housing and multifamily assets. This individual will serve as a strategic partner to the executive team and act as the fiduciary on behalf of ownership—ensuring business plans are executed, assets are optimized, and all key stakeholders (investors, lenders, partners) are aligned.

This is a hands-on role that will oversee the asset management team, collaborate closely with third-party and internal property management, and drive strategic initiatives across a wide range of properties (from 11-unit buildings to 1,000+ bed communities) at all stages of their lifecycle—from lease-up to core-plus.

This position will oversee a portfolio of student housing and multifamily assets located across the United States. Properties vary by size and vintage and are in various stages of the property’s life cycle (value add to core-plus). The ideal candidate will know how to work with lease-up, value-add, and core-plus strategies. Additionally, experience working with assets of varying vintage (from new construction to older properties) and varying sizes (portfolio ranges from 11-unit properties to 1,000+ bed properties) is a plus.

Applicants should be driven, proactive self-starters, detail-oriented, capable of managing multiple roles and projects effectively, and excited to work in an entrepreneurial environment. The role is hands-on and will work closely with the Director of Operations, the existing asset management team, and the executive team. There will be exposure to every aspect of working in a real estate private equity company.

This position will work alongside the Director of Operations and will report directly to the COO.

Key Responsibilities 
  • Lead, train, and develop the asset management team to ensure performance and accountability
  • Create and implement asset strategies aligned with company goals, including lease-up, value-add, and hold/sell planning
  • Manage business plans, renovations, and capital improvements in collaboration with internal and external stakeholders
  • Analyze financial statements, budgets, and property performance to improve NOI and investor returns
  • Prepare and present investor reporting and quarterly distributions
  • Oversee MJW’s renter’s insurance captive and lead the portfolio’s insurance renewal process
  • Guide property marketing strategy, digital performance, and conversion metrics
  • Direct responses to economic shifts, compliance risks, and other challenges affecting asset performance
  • Lead disposition, refinance, and due diligence processes
  • Maintain strong relationships with lenders and ensure covenant compliance and reporting
  • Travel to assets regularly for onsite evaluations and team engagement
Job Description
  • Develop and implement long-term asset strategies, aligning with MJW’s growth objectives in multifamily and student housing markets. Evaluate new market opportunities and contribute to the company’s overall portfolio strategy.
  • Utilize data-driven insights to inform property-level strategies, optimize operations, and maximize returns across the portfolio. Implement systems to track key performance indicators (KPIs) and optimize property-level performance.
  • Oversee the preparation of financial models, including operating budgets, cash flow projections, and investment return analysis. Review financials for assets on a monthly basis, triangulating budget, proforma and actual performance. Manage cash positions at each property and oversee quarterly investor distributions and financial reporting.
  • Oversee digital marketing strategies for properties, ensuring effective content creation, optimization of online presence, and tracking key metrics such as conversion ratios and engagement to drive successful lease-ups.
  • Lead monthly financial reviews with property management teams to drive performance and execute business plans. Oversee renovation projects and capital improvements with internal and external teams.
  • Lead the response to market disruptions, including developing mitigation strategies and ensuring portfolio resilience during challenging times, such as economic downturns or regulatory changes.
  • Perform ad-hoc financial analysis to aid in ongoing investment and strategic decision-making. Provide actionable insights and recommendations based on data-driven analysis to support business strategy.
  • Run analysis to determine optimal timing for the sale or refinancing of assets, conducting detailed hold/sell analysis and leading the execution of dispositions or refinancings when appropriate.
  • Work directly with the underwriting and acquisition team to evaluate potential investments and effectively transition assets once acquired, ensuring a seamless handover and alignment of asset strategies.
  • Oversee insurance management, including annual renewals, negotiating best coverage and pricing, and managing claims to ensure comprehensive risk management for the entire portfolio. Oversee MJW’s in-house renter’s insurance captive.
  • Manage lender relationships, ensuring timely reporting, financial documentation, and coordination of loan draws. Ensure compliance with loan covenants and proactively address lender inquiries or requests.
  • Travel to properties regularly to assess the overall condition of the real estate, evaluate the status of capital plans, meet with onsite property management teams, and ensure the performance of the market.
  • Track and manage critical property-specific dates such as tax management, annual audits, accounting deliverables, debt maturities and covenant compliance, insurance matters, and leasing targets and timing.
  • Actively track industry trends and adjust property business plans as necessary. Leverage industry relationships with operators, managers, consultants, and other contacts to evaluate markets, identify solutions to challenges, and develop creative strategies.

The Ideal Candidate:
  • 8+ years of real estate asset management experience, including at least 5 years in student housing and/or multifamily
  • Deep understanding of lease-up strategy, value-add planning, and property financials
  • Experience managing a wide variety of property sizes and vintages
  • Proven ability to lead teams, streamline operations, and drive measurable results
  • Bachelor's degree in Real Estate, Finance, or Business (minimum GPA 3.5); MBA preferred
  • Proficient in Microsoft Office Suite and financial modeling (Excel), with Yardi and Entrata experience strongly preferred
  • Exceptional written and verbal communication skills
  • Highly organized, analytical, and collaborative with a roll-up-your-sleeves mindset
