Job Description

Location: Los Angeles, CA

MJW:
Based in West Los Angeles, MJW Investments has a unique culture that combines an entrepreneurial spirit with institutional-level execution.  The portfolio consists of $1.5 billion in real estate assets throughout the country, with a growth strategy in 2025 to expand the multifamily and student housing portfolios. During its 35-year history, MJW has developed and owned over 5 million square feet of real estate. Active in every area of commercial real estate, MJW takes pride in making well-timed, disciplined, and strategic investment decisions. The company specializes repositioning multifamily and student housing properties with locational advantages in markets that have high barriers to entry.

MJW Investments is seeking a Director of Asset Management to maximize returns across MJW’s portfolio through the optimization of asset strategies and operations. This role will act as the fiduciary for ownership and effectively communicate asset strategy and performance to senior leadership, investors, lenders and partners. The Director of Asset Management will be a hands-on asset manager and will oversee the existing asset management.

This position will oversee a portfolio of student housing and multifamily assets located across the United States. Properties vary by size and vintage and are in various stages of the property’s life cycle (value add to core-plus). The ideal candidate will know how to work with lease-up, value-add, and core-plus strategies. Additionally, experience working with assets of varying vintage (from new construction to older properties) and varying sizes (portfolio ranges from 11-unit properties to 1,000+ bed properties) is a plus.

Key responsibilities include managing and training the exiting asset management team, collaborating with internal and third-party property managers to optimize property performance, and refining processes that enhance both the value of the portfolio and the efficiency of the team. Additional duties include overseeing the creation and execution of business plans, including value-add strategies and recommendations for dispositions. Developing a strong understanding of market dynamics in areas where MJW owns assets will be essential.

Applicant should be driven, a proactive self-starter, detail-oriented, capable of managing multiple roles and projects effectively, and excited to work in an entrepreneurial environment. The role is hands-on and will work closely with the Director of Operations, the existing asset management team, and executive team. There will be exposure to every aspect of working in a real estate private equity company.

This position will work alongside the Director of Operations and will report directly to the COO.

Required Experience
Minimum of eight years of relevant real estate asset management experience, inclusive of five or more years in student housing or multifamily real estate asset management. Familiarity with both student housing and multifamily real estate is strongly preferred, but consideration will be given to candidates with extensive experience in only one of the two asset classes.

General Position Responsibilities
  • Lead, mentor, and develop the asset management team to foster a culture of performance, collaboration, and professional growth. Ensure effective cross-functional communication with other departments (operations, legal, accounting, capital markets).
  • Develop and implement long-term asset strategies, aligning with MJW’s growth objectives in multifamily and student housing markets. Evaluate new market opportunities and contribute to the company’s overall portfolio strategy.
  • Utilize data-driven insights to inform property-level strategies, optimize operations, and maximize returns across the portfolio. Implement systems to track key performance indicators (KPIs) and optimize property-level performance.
  • Oversee the preparation of financial models, including operating budgets, cash flow projections, and investment return analysis. Review financials for assets on a monthly basis, triangulating budget, proforma and actual performance. Manage cash positions at each property and oversee quarterly investor distributions and financial reporting.

  • Work directly with the underwriting and acquisition team to evaluate potential investments and effectively transition assets once acquired, ensuring a seamless handover and alignment of asset strategies.
  • Oversee insurance management, including annual renewals, negotiating best coverage and pricing, and managing claims to ensure comprehensive risk management for the entire portfolio. Oversee MJW’s in-house renter’s insurance captive.
  • Manage lender relationships, ensuring timely reporting, financial documentation, and coordination of loan draws. Ensure compliance with loan covenants and proactively address lender inquiries or requests.
