Cambridge Realty Partners – Real Estate Associate
Cambridge Realty Partners (the “Company”) is a New Haven, CT, based company that is looking to hire an Associate. The Associate will assist in the management and acquisition of the company’s real estate assets.
Cambridge is a fast-growing, entrepreneurial company. The ideal candidate should be a self-starter, excellent team player, and ready to grow rapidly within an aggressive, fun, flexible, small, tight-knit team culture.
The candidate will primarily assist in underwriting, investment presentations, asset management, and day-to-day business operations.
This role has the potential to grow into a deal sourcing investment professional position, over time. The candidate will have extensive opportunity to help grow the Company in all areas of its operations.
Candidates need to submit a cover letter explaining why they would be willing to work within a reasonable commute to New Haven (NYC is too far to commute). A connection to Connecticut is required. The Company is not looking to relocate a Candidate to the area if they do not have friends/family/or prior experience living within a reasonable commute to New Haven.
Requirements:
1. Proficiency with Excel (in particular financial modeling).
2. Detail oriented (particularly with financial underwriting and presentation materials).
3. 3-6 years of professional real estate investment, private equity, or investment banking experience.
About the Job:
1. Full-time. Full-time employment at Cambridge is a 5 days a week in office requirement.
2. Compensation – Competitive, based on candidate’s qualifications.
Primary Responsibilities:
Acquisitions
1. Underwriting, due diligence, and deal closing.
2. Creating investment summaries in PowerPoint and Word.
3. Loan due diligence and closing for property acquisitions and refinancings.
4. Assist in the review and negotiation of legal agreements (including purchase and sale agreements, loan documents, leases, and JV agreements).
Asset Management
1. Helping to manage Cambridge’s growing property portfolio.
2. Interacting with property managers, brokers, accountants, lawyers.
Accounting
1. Helping to maintain Cambridge’s books, working with bookkeepers/accountants.
Investor Relations and Accounting
1. Maintaining investor relations software (Agora), including investor ledgers, investor capital call accounting, etc.
