Job Description
Ivy Capital is seeking a detail-oriented and proactive Project Manager / Asset Manager to join our growing team. The ideal candidate will play a crucial role in capital raising, asset management, acquisitions, and construction/renovation projects. This hybrid role will involve a variety of responsibilities including investor relations, overseeing property performance, coordinating with vendors, and managing project workflows to ensure the success of our assets and investments.
Key Responsibilities:
- Prepare marketing materials: Develop materials aimed at recruiting investors, including presentations, reports, and investor updates.
- Assist in raising capital: Support efforts to raise capital by engaging with potential investors and coordinating follow-ups.
- Manage investor meetings: Schedule and coordinate investor meetings, collaborating with other team members to ensure seamless communication and meeting logistics.
- Utilize InvestNext software: Learn and manage the InvestNext account, ensuring optimal use of the platform for investor relations and fundraising.
Asset Management
- Oversee assigned properties: Take responsibility for assigned properties, ensuring optimal performance and meeting company objectives.
- Monitor property performance: Regularly assess and analyze property performance metrics to ensure all goals are being met.
- Coordinate with property management teams: Work closely with property management teams to ensure properties are running efficiently and effectively.
Acquisition Process
- Assist in finding debt providers: Support the acquisition team in identifying potential debt providers for new deals.
- Find and manage vendors: Source, vet, and manage vendors such as inspectors, appraisers, and contractors to support acquisitions and ongoing property management.
- Procure insurance: Work with insurance providers to ensure all properties are properly insured and compliant with company standards.
Construction/Renovation
- Create project management workflows: Develop efficient project management workflows for each renovation or construction project.
- Source and manage vendors: Identify and manage vendors for renovation and construction needs, ensuring timely and quality work.
- Manage vendor progress and budget: Track the progress of construction and renovation projects, ensuring they are completed on time and within budget.
- Manage renovation accounting: Oversee the accounting of renovation spend to ensure projects stay on budget.
- Develop systems and processes: Work to develop and streamline systems and processes to simplify the project management and renovation workflow.
Market Research & Strategic Planning
- Market analysis: Stay informed about local real estate trends and market conditions, ensuring that Ivy Capital's investments remain competitive and aligned with market demands.
- Strategic planning: Work with senior management to define the long-term goals of the portfolio and assist in the development of a strategy to achieve those goals through acquisitions, sales, and value-add improvements.
Qualifications:
Experience:
- Minimum of 3-5 years of experience in project management or asset management, ideally within real estate, construction, or a related field.
- Experience in capital raising, asset management, or real estate acquisitions is a plus.
- Strong organizational and time-management skills with the ability to manage multiple projects simultaneously.
- Excellent communication and interpersonal skills, capable of managing relationships with investors, vendors, and team members.
- Proficient in Microsoft Office Suite and familiarity with Invest Next or similar investment management software is a plus.
- Understanding of real estate property management, budgeting, and construction processes.
- Ability to work independently in a remote environment.
- Bachelor's degree in Business Administration, Real Estate, Finance, or a related field is preferred.
