Job Description
Key Responsibilities:
- Develop and manage project plans, schedules, and budgets for multifamily and single-family residential construction projects.
- Conduct feasibility studies and cost analyses for new development opportunities.
- Collaborate with architects, engineers, contractors, and stakeholders during the design and pre-construction phases.
- Manage purchasing and procurement.
- Oversee all phases of construction, ensuring compliance with safety regulations, quality standards, and project specifications.
- Manage vendor and contractor relationships, including negotiating contracts and ensuring performance expectations are met.
- Monitor site activities, resolve issues promptly, and ensure the project timeline is maintained.
- Track project expenses, submit lender draw requests, manage change orders, and ensure financial goals are met.
- Prepare regular financial and progress reports for stakeholders.
- Identify and mitigate risks that could impact project costs or schedules.
- Assist with procurement and purchasing management.
- Act as the primary liaison between internal teams, contractors, and external
- stakeholders.
- Foster a collaborative environment to ensure alignment and efficient project execution.
- Provide leadership and direction to on-site teams and subcontractors.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
- Minimum of 10 years of experience in real estate construction management, with a proven track record in multifamily and single-family residential projects.
- Familiarity with local building codes, permitting processes, and zoning regulations.
- Strong project management skills, including budgeting, scheduling, and risk management.
- Proficient in project management software (e.g., MS Project, Procore, Rabbet) and design tools (e.g., AutoCAD).
- Excellent communication, negotiation, and leadership skills.
- Ability to handle multiple projects simultaneously and work under tight deadlines.
- Preferred Qualifications:
- Background in Architecture or Design.
- PMP (Project Management Professional) certification or equivalent.
- Knowledge of construction technologies and trends in the real estate market.
