Vice President of Asset Management
 
Position Summary   

Preserve Partners (Preserve) is a private real estate investment firm with a primary focus on multifamily investments. The firm was founded in 2015 and is headquartered in Salt Lake City, UT. The firm currently has approximately ~$825MM in assets under management. Preserve is seeking a Vice President of Asset Management to integrate into their operations of multifamily projects. The position will be responsible for asset level strategy and execution across the portfolio of assets in Salt Lake City, Columbus and San Antonio. This includes overseeing 3rd party management, coordination with in-house construction, and running the asset management team. The VP of Asset Management will be based in Salt Lake City, UT (Preferred) or San Francisco, CA.
 
Position Prerequisites
  • Bachelor's degree required; Master’s degree in Real Estate, Finance, or Business preferred.
  • Minimum of 10 years of experience in real estate, with at least 7 years focused on multifamily asset management.
  • Demonstrated success in managing institutional-quality real estate investments, including value-add strategies and repositioning projects.
  • Strong underwriting expertise with exceptional proficiency in financial modeling, market analysis, and performance optimization.
  • Advanced skills in Excel, PowerPoint, and financial reporting tools.
  • Excellent analytical, interpersonal and communication skills across varying levels of an organization
  • Proven ability to lead teams, delegate effectively, and foster collaboration across various levels of an organization.
  • Excellent ability to convey financial concepts and performance clearly, both in writing and in presentations, to internal and external stakeholders.
 
Position Responsibilities
  • Lead the asset management function for a multifamily portfolio andensure alignment with investment goals.
  • Develop and implement strategic business plans to enhance asset value, manage risk and maximize NOI.
  • Conduct regular portfolio reviews, identifying opportunities for revenue growth, expense control, and value-add initiatives.
  • Oversee property management teams and third-party service providers to ensure operational excellence.
  • Review and approve annual property budgets, capital expenditures, and financial projections.
  • Oversee leasing strategies and tenant relations to maximize occupancy and revenue.
  • Monitor and analyze market trends to inform pricing, marketing, and operational strategies.
  • Ensure compliance with all regulatory requirements, safety protocols and company policies.
  • Implement best practices in property operations, cost controls, and risk management.
  • Collaborate with the construction team on renovation and repositioning projects.
  • Oversee capital improvement programs, managing budgets and execution timelines.
  • Consult with Investment Team during due diligence to provide detailed feedback on market assumptions, operating expenses, staffing and business plan.
  • Manage and mentor asset management team members, fostering a culture of high performance.
  • Build and maintain strong relationships with investors, lenders, and joint venture partners.
  • Represent the firm at industry events and maintain a professional network within the real estate sector.
  • Lead quarterly reporting efforts, including investor meetings and quarterly performance reports.
 
Candidate Profile
  • Experience with complex financial modeling, including cash flow models, sensitivity tables, debt and equity waterfall structures.
  • Expertise in valuation techniques, and investment analysis.
  • Strong leadership and team management abilities.
  • Excellent communication, negotiation, and relationship-building skills.
  • Strategic mindset with strong problem-solving capabilities.
  • In-depth understanding of real estate investment factors and valuations, coupled with general understanding of financing, accounting, leasing and capital market terms and concepts.
  • Ability to develop and cultivate business relationships with consultants and other team members .
  • Excellent analytical, interpersonal, writing and communication skills with ability to work independently, prioritize and multi-task.
  • Maintain composure and effectiveness under pressure and changing conditions.
  • Ability to work in a fast-paced, self-directed, entrepreneurial environment.
  • Values humility and resourcefulness.
  • Entrepreneurial mindset with a hands-on approach to asset management.
  • Required travel 25% to 50% of the time including extended stays, as required.
