BE THE CEO OF YOUR JOB 
You will be tasked with identifying and capitalizing on acquisition and disposition opportunities, as directed, while creating and executing on business plans which drive returns & create value. Responsibilities include leveraging industry relationships and local market intelligence, filtering investment & development opportunities, negotiating purchase and sale agreements, oversight of the financial analysis, managing, and reviewing due diligence investigations, presenting Investment Recommendations, and generally managing the AD process from LOI to closing. The AD Manager works closely with HCP’s Capital Markets, Finance, Leasing, Facilities, Real Estate and Closing Managers, and all other relevant departments on due diligence reviews and documentation.

YOUR KEY RESPONSIBILITIES 
  • Act as the single point of responsibility for successfully identifying, negotiating and acquiring high quality locations and investments for purchases and sales.
  • Review investment and development opportunities, negotiate purchase & sale agreements, manage financial analysis, and lead due diligence.
  • Responsible for performance of the asset from first month of operation against budget.
  • Prepare pro forma analysis for investment decision.
  • Negotiate and manage purchases and sales contracts.
  • Oversee and ensure all closings are completed on time for the division or region.
  • Oversee all due diligence for acquisitions are complete for the division or region within the timeframe listed in the contract.
  • Review and authorize all due diligence information made available to investment brokers and third-party buyers/sellers.
  • Select investment brokers to provide sale or purchase services. Review and approve any offering memorandum or other materials brokers will share on our company or properties.

QUALIFICATIONS REQUIRED 
  
Education 
  • Bachelor's Degree or equivalent 
Experience and/or Training 
  • Minimum of five-ten plus years hands-on, direct experience in real estate site selection, acquisition, disposition, development, leasing, management, financing, and sales.
  • Experienced and skilled in market underwriting.
  • Excellent client-service and negotiation skills.
  • Demonstrated success in building consensus among constituencies with conflicting goals.
  • Highly motivated individual who can work with considerable independence.
  • Strong commitment to a team-oriented approach.
  • Strong written detail and organization to effectively communicate with the Management Team
  • Willingness to travel as needed. 
Technology/Equipment Proficiency in Microsoft Office including Word, Excel, and Outlook.

  • U.S. Work Authorization (required).
