Job Description
Our client, an established, multi-generational Real Estate Investment Firm, is searching for a Real Estate Investment Accountant to add to its team. This is a newly created position and will oversee the financial reporting from third party property managers and partners to ensure accurate reporting of each property’s performance. The position will serve as the primary accounting liaison with the accounting personnel at the third-party property management or partner company, support Real Estate Asset Management by aggregating data for analysis, and report on exceptions that would impact the assessment of the property’s performance. Product types will include primarily multifamily and industrial across a portfolio of 35-40 assets with varying frequency of review and oversight based on need.
This role can be based in Charlotte, NC or Atlanta, GA, working remotely, with some monthly travel to Greenville, SC. You must already live in NC, GA, or SC to be considered.
Duties and Responsibilities
· Coordinate with third party property management accounting to ensure reporting is submitted timely to the Company and in accordance with the Company’s accounting standards. Serve as primary accounting liaison with counterparts at third party management / partner companies.
· Review monthly financial statements prepared by third party property managers including actual vs. budgeted performance to ensure completeness and accuracy with focus on areas requested by Asset Management Review will include Balance Sheet account reconciliations.
· Monitor account coding to ensure effective benchmarking and accurate NOI recognition.
· Create consistent and timely communication lines with Asset Management and Corporate Accounting; providing routine updates on outstanding issues and path to resolution.
· Monitor collections, stay abreast of delinquency drivers, and work with Asset Management in assessing efficacy of third-party managers’ collection efforts.
· Track capex spending against budget across the stabilized portfolio.
· Work with Asset Management in tracking financial loan covenants by maintaining a dashboard of covenant conditions, test dates, and measurement periods.
Less Frequently than Monthly
· Aggregate data for analysis, including assisting Asset Management with quarterly forecasting and annual budgeting review, hold-sell analysis, expense benchmarking, and portfolio-wide reporting.
· For acquisitions and dispositions, assist Asset Management with due diligence coordination, manage closing and post-closing pro-rations in conjunction with Corporate Accounting.
· Assist Asset Management with accounting transition for any change in third-party property managers.
· Review prospective tenant credit for retail and industrial assets on an as-needed basis.
· Lead or participate in special projects as assigned.
Required Experience and Education:
· Bachelor’s degree in Accounting
· CPA preferred, but not required
· Minimum of 6 years of related experience in property accounting or real estate accounting (some multi-family and industrial required)
· Demonstrated proficiency in Excel and PowerPoint. Power BI experience a plus.
· Strong understanding of GAAP and financial reporting principles
· Strong communication and organizational skills
· Proven ability to read and draw conclusions from financial reports including the Income Statement, Balance Sheet, and Statement of Cash Flows.
· Ability to define problems, research and establish facts, and outline draft solutions for discussion.
