Opportunity:
Alere seeks a highly motivated self-starter to join an established and ever growing dynamic real estate investment company. This unique opportunity performs various leasing analysis and administrative functions for the company. This person will have the opportunity to attain expert knowledge on all Alere’s properties, master all components of leasing for Alere, and be exposed to all processes regarding asset management, acquisitions and development from inception to conclusion. This is a high-exposure role within an organization that is uniquely positioned to succeed in today’s commercial real estate environment.
Essential Duties and Responsibilities:
· Prepare, review, and maintain lease documentation, lease abstracts and checklists.
· Monitor and manage lease expirations, renewals, and terminations.
· Support leasing team with follow-up, lease commission calculations, preparation of lease proposal analysis, preparation of commission agreements and listing agreements.
· Collaborate with in-house leasing and property operations team members regarding the coordination and transmission of lease related documents.
· Assist in budgeting and forecasting processes related to lease income.
· Prepare regular and ad-hoc reports on occupancy rates, lease expirations, rental income, and other reporting duties.
· Prepare and review Letters of Intent for approval prior to submitting to tenants or third-party brokers.
· Provide support during lease negotiations and due diligence for acquisitions.
· Conduct market research to keep informed of market rents, competing property specifics, market trends, recently completed transactions, etc.
· Maintain and update leasing databases and tracking systems.
· Coordinate with outside counsel for any lease-related issues or disputes.
· Provide regular timely reporting and communication to internal and external stakeholders.
· Coordinate showings and walkthroughs for potential tenants.
· Assist in preparing marketing materials for available spaces.
· Weekly/Bi-weekly meetings or calls with internal regional leasing, operations, and construction teams as well as third party brokers.
· Potential for involvement in lease negotiations directly with Alere tenants as well as third-party brokers.
· Monitor and analyze asset performance by identifying opportunities and risks; execute plans to optimize performance based on such findings.
Qualifications/Education:
· 2+ years of asset management or related real estate experience managing a commercial portfolio.
· Bachelor’s degree in business, finance, real estate, or related field required.
· Strong analytical, organizational, and communication skills and a desire to execute value-add strategies across a unique portfolio of industrial real estate assets.
· Must be an agile, adaptive learner with an excellent sense of time-management and attention to detail.
· Excellent written and verbal communication skills.
· Creative analytical person with strong analytical and organizational skills associated with leasing in a high volume, fast paced environment.
· Yardi/MRI/Argus experience a plus.
