Job Description

Tangram Group is seeking a highly motivated and detail-oriented Affordable Housing Asset Manager with at least 5 years of experience in the affordable housing industry in New York City. This position will be responsible for overseeing the performance of a diverse portfolio of affordable housing properties in New York City, through involved collaboration with third-party management. The role’s main objectives shall be driving revenue and reducing operating expenses through effective and intelligent management.

Key Responsibilities

Asset management for a portfolio of affordable housing properties, ensuring all financial, operational, and compliance goals are attained.
Oversee the financial performance of properties, including preparing and analyzing financial reports, approving budgets, and driving analysis to facilitate better decision making.
Liaise with property management companies to ensure effective day-to-day operations of properties.
Coordination with management regarding affordable and market-rate unit leasing and strategy.
Attain subsidy increases from various city and state agencies pursuant Section 610 (NY PHFL) regulatory amendments.
Conduct forensic analyses of financial statements and operational reports to identify opportunities for operational efficiencies and cost reductions.
Work directly with third-party vendors, ensuring timely and accurate reporting and resolving issues as they arise.
Review and approve the preparation and submission of regulatory filings and reports to local and state agencies.
Build and maintain strong relationships with internal teams, property management, and third-party service providers to ensure collaborative and efficient property management.
Provide recommendations for capital improvements and strategies to enhance asset value and performance.

Qualifications

A minimum of 5 years of experience in affordable housing asset management, particularly in New York City.
Experience working with property management companies and third-party vendors.
Proficiency in Excel, with advanced skills in financial modeling, data analysis, and reporting.
Excellent attention to detail, with a forensic approach to problem-solving and data analysis.
Strong interpersonal and communication skills with the ability to build and maintain professional relationships.
Self-starter with the ability to work independently and collaboratively in a fast-paced environment.
Agency relationships to further the collection of Section 610 additional rents.
Bachelor’s degree in business, finance, real estate, or a related field is preferred.
