With a resident-centric approach, we manage over 8,000 apartment units in 50+ communities, providing educational programs and social services through our Resident Services team.

About the Team
The Asset Management team at AHC is charged with strategically pursuing the organization's long-term goals: from working with our Development and Construction Teams in pre-development to the ultimate disposition of each asset. Asset Management operates with AHC's mission and strategic objectives at the forefront. This team oversees AHC’s third-party property management partners, develops strategic plans, and continuously monitors and analyzes the performance of each individual asset and the entire portfolio.

About the Job
Reporting to the VP of Asset Management, the Asset Management Operations Manager will execute strategic operational priorities for AHC’s multi-family portfolio. This role requires expertise in affordable housing programs (i.e. LIHTC, PBV/HCV, PSH) and familiarity with market-rate and mixed-use properties. Must have proven and successful experience with MOR, REAC/NSPIRE inspections and regulatory compliance requirements. This role requires a self-motivated, adaptable leader capable of managing multiple priorities while driving operational success.

Responsibilities
  1. Manage operational projects and system implementations
  2. Liaise with Resident Services to address escalated resident concerns as needed
  3. Ability to create, interpret, articulate and enforce policies and procedures and standardized approaches to property operations
  4. Conduct due diligence, site visits, budget reviews, and risk assessments for property acquisitions and management transitions
  5. Track client satisfaction and portfolio performance metrics
  6. Standardize property management processes and policies
  7. Monitor market trends and evaluate property conditions
  8. Assist in budgeting, inspections, compliance, and regulatory requirements
  9. Support portfolio optimization initiatives related to capital planning and special projects
  10. Ensure regulatory compliance with Fair Housing, ADA, and other laws
  11. Ability to train, mentor, and influence teams

Qualifications
  • 10+ years in multi-family property management, including regional oversight
  • Expertise in affordable housing programs, including LIHTC, HUD, PBV, and Section 8
  • Proficiency in property management software (Yardi, RealPage, MRI, etc.) and Microsoft Office
  • Preferred certifications: CPM, HCCP, CAM
  • Strong leadership, policy implementation, and decision-making abilities
  • Experience with budgeting, financial reporting, and KPI tracking
  • Excellent communication, interpersonal, and negotiation skills
  • Valid driver’s license required

Working at AHC
  • AHC has a Hybrid Work Schedule with staff working onsite on our core days (Monday, Tuesday, and Thursday). Staff may work remotely on Wednesday and Friday.
