Job Summary: The Investment Associate at Elion Partners will play a key role in supporting the Acquisitions and Asset Management Groups by performing financial analysis, underwriting, market research, and due diligence for new industrial investment opportunities, as well as asset management functions for existing investments. The Associate will work closely with senior team members to evaluate industrial real estate acquisitions, execute asset and financing strategies, and support disposition efforts. The ideal candidate will have a strong analytical background, experience in financial modeling, and a deep understanding of real estate markets.

Essential Duties & Responsibilities:

Acquisitions:

  • Develop and maintain detailed financial models using Excel and Argus to evaluate potential investment opportunities.
  • Conduct market research and analyze economic and demographic trends, supply-demand fundamentals, and comparable transactions.
  • Perform due diligence, including lease reviews, tenant financial analysis, and assessment of historical and projected property operating performance.
  • Assist in the coordination of third-party reports, lender diligence, and underwriting assumptions.
  • Prepare investment memos and presentations for the Investment Committee.
Asset Management:

  • Maintain and update financial models for existing investments, incorporating changes in lease terms, market conditions, and capital expenditures.
  • Support asset management strategies, including leasing decisions, refinancing opportunities, and capital projects.
  • Participate in the preparation of asset reports, including monthly and quarterly performance updates and variance analyses.
  • Assist in the preparation of investor reports, lender compliance reporting, and performance benchmarking.
  • Work with property management and accounting teams to oversee operating budgets and business plan execution.
Dispositions:

  • Assist in the disposition process, including market timing analysis, underwriting, and transaction execution.
  • Coordinate due diligence materials and facilitate communications with potential buyers, brokers, and legal teams.
  • Support the preparation of closing documentation and transaction logistics.
Qualifications & Requirements:

  • Bachelor's degree in Finance, Real Estate, Economics, or a related field.
  • 2-5 years of relevant experience in real estate investment, asset management, or acquisitions.
  • Strong proficiency in financial modeling, including Excel and Argus Enterprise.
  • Solid understanding of real estate valuation techniques, lease structures, and capital markets.
  • Exceptional analytical skills with the ability to interpret complex financial data.
  • Strong attention to detail and ability to manage multiple projects under tight deadlines.
  • Excellent written and verbal communication skills.
  • Ability to work collaboratively in a team-oriented environment.
  • Experience in industrial real estate is a plus.
Additional Information:

  • Competitive salary range based on experience, with eligibility for a discretionary bonus program.
  • Travel may be required.
