VICE PRESIDENT OF ASSET MANAGEMENT 
 
Saxum Real Estate is seeking a seasoned, highly motivated real estate professional to serve as the Vice President of Asset Management. Our VP of Asset Management will play a critical role in the success of Saxum’s commercial real estate portfolio and will be responsible for financial statement analysis, overseeing leasing activities, and maximizing asset value through the creation of detailed and calculated asset management strategies. The ideal candidate will be willing to contribute and collaborate across Saxum’s vertically integrated platform, requiring an entrepreneurial spirit, excellent quantitative and communication skills, outstanding attention to detail, and a passion for real estate. This position will report to the Director of Asset Management and work closely with the Saxum Principal overseeing leasing.
 
ESSENTIAL JOB RESPONSIBILITIES
·         Assisting deal teams in developing business plans for new investments and executing on calculated asset management strategies to maximize value and drive returns. 
·         Portfolio and property-level financial assessments including analyzing and reviewing the impact of the project plan, leasing, renovation and operations.
·         Oversee all financial aspects of the property, including review of financial statements, budgets, rent rolls, debt, and updating project and investor returns.
·         Engage and provide oversight of third parties which perform the day-to-day operations of the assets, including, but not limited to operating partners, leasing, construction and property management companies.
·         Lead lease negotiation processes within the asset management vertical, ensuring accretive lease terms that align with Saxum’s positioning of the assets.
·         Collaborate with third-party leasing brokers to drive tenant engagement and leasing velocity
·         Maintain an in-depth understanding of current market conditions, tenant demand, and competitor activity.
·         Ensure Saxum’s assets are well positioned for a successful lease-up process, including routine visits to the assets (requiring travel), furthering capital improvement plans, and aligning with Saxum’s local team to ensure a smooth process for prospective tenants.
 
KNOWLEDGE, EXPERIENCE AND SKILLS
·         Minimum of 5+ years of asset management and leasing experience in commercial real estate. 
·         Advanced skill set to develop and spearhead all asset management related activities and the ability to create and run processes and procedures.
·         Ability to analyze and interpret financial reports, leasing metrics, and market data.
·         Strong financial and analytical ability, with previous experience working with financial models in excel and Argus.
·         Proven track record of successfully negotiating and executing leases and driving portfolio performance.
·         Deep understanding of market trends, lease structures, and financial impacts of leasing decisions across multiple asset classes.
·         Ability to multitask and work in a challenging fast-paced team environment.
·         Excellent communication, negotiation, and relationship-building skills.
·         Self-motivated, strategic thinker with the ability to execute asset management initiatives effectively.
 
EDUCATION, CERTIFICATIONS AND LICENSES
·         Bachelor’s degree in real estate, finance, management, accounting, economics or related field.
