General Purpose of Job/Summary
Urban Edge Properties is a NYSE listed real estate investment trust focused on owning, managing, acquiring, developing, and redeveloping retail real estate in urban communities, primarily in the Washington, D.C. to Boston corridor. Urban Edge owns 75 properties totaling 17.4 million square feet of gross leasable area.

The successful candidate will utilize financial, writing, and presentation skills to prepare comprehensive project underwriting, investment memos, strategic presentation materials, budget to actual analytics, and internal and external reporting documents to support the development function of the Company.

Essential Duties and Responsibilities
  • Develop and maintain proforma models for development and leasing opportunities of varying levels of complexity, coordinating with developers, leasing representatives, and construction managers to capture and analyze revenue, cost, and schedule assumptions 
  • Draft investment memos and financial exhibits in coordination with development, leasing, accounting, and property management to request approval for potential development and leasing opportunities to C-suite management 
  • Assist management in developing materials for presentation to the board and investors, including regular development project updates, capital planning, strategic planning, departmental goal setting, and ad hoc analytics
  • Gather information and coordinate with all operational departments (i.e. development, construction, tenant coordination, leasing, and property management) in developing analytical tools to drive efficient real estate decision making
  • Produce regular and ad hoc budgeting and reporting deliverables in coordination with accounting, development, construction, and tenant coordination departments
  • Provide general support for real estate transactions and special projects as needed.
  • Coordinate with team members to optimize processes for maximum efficiency and efficacy throughout the life cycle of the project

  • Strong MS Excel skills required
  • Strong MS PowerPoint skills required
  • Argus skills required
  • Strong understanding of and interest in real estate finance
  • Ability to read and analyze lease documents
  • Excellent verbal communication skills to communicate both internally and externally
  • Strong attention to detail
  • Ability to work independently and meet hard deadlines
  • Exceptional quantitative and analytical skills
Education/Experience
  • Bachelor’s degree required
  • Post-graduate degree in finance, real estate or business preferred
  • 2-4 years’ real estate financial analysis experience required
  • Clear and effective written communication skills required
