Job Summary:
Aareal Capital is seeking a Credit Analyst to assist with monitoring a portfolio of diverse and complex commercial real estate loans. The candidate will be responsible for providing timely, accurate, and actionable information for analysis in support of the Loan Management platform across multiple capital structures (senior and B-Notes) and multiple property types (office, retail, industrial, multifamily, biotech, student-housing, hospitality). This role includes interfacing with borrowers, originators, third party service providers and coworkers overseas so the candidate must possess the awareness and the ability to interact with others in a professional manner and with a sense of urgency. The ideal candidate for this position will be able to thrive in a collaborative work environment but must also possess the drive and the initiative to succeed in an independent work environment and must be willing to ask questions whenever certain concepts and/or assignments are not understood.
Principal Tasks:
Portfolio Management
• Build and maintain complex cash flow projection models
• Collect, spread and analyze commercial rent rolls on a continual basis
• Compile quantitative analysis of budgeted, actual and projected cash flows
• Directly communicate with clients to ascertain reasons for changes to the property cash flow, e.g., new tenancy, tenant rollover, changes to operating expenses, etc.
• Monitor covenant compliance per loan documents
• Assist the credit and origination departments in processing credit applications, periodic loan reviews and ad hoc credit requests
• Update internal risk systems and perform continuous review of allocated loan portfolio
• Prepare internal credit ratings and annual financial statement analyses
• Conduct market research and prepare summaries for periodic credit reviews
• Furnish documentation for various internal compliance and audit procedures
• Maintain credit files to ensure accuracy, relevance, and timeliness of information
Qualifications:
• Bachelor’s degree in Accounting, Business or Finance.
• An understanding of commercial real estate transactions and industry terms
• An understanding of commercial real estate valuation principles and concepts
• An understanding of real estate property types and related lease types
• Strong understanding and knowledge of financial statements
• Demonstrated ability to write concise and well-reasoned financial analyses and credit memoranda
• Familiarity with ARGUS, Excel and Word. ARGUS training will be provided if necessary
• Attention to detail and ability to meet deadlines
• Strong analytical and interpersonal skills
• Ability to work both independently and in a team environment
