Job Summary:
The Senior Property Manager manages the day-to-day operations and maintenance of a three - building office portfolio in Irving, Texas consisting of 490,732 rentable square feet.
Supervisory Responsibilities:
Oversee Assistant Property Manager.
Duties/Responsibilities:
· Managing the operation and maintenance of the property;
· Negotiating with vendors regarding service and construction contracts;
· Overseeing major repairs and construction projects including tenant and building improvements;
· Directing the activities of in-house site and administrative staff and evaluating their performance;
· Communicating with tenants and delivering a high level of customer service;
· Preparing annual property budgets, including identifying capital improvements;
· Supervising the invoicing and collection of all rents and other charges;
· Establishing and monitoring adherence to the properties’ operating policies and procedures;
· Ensuring compliance with codes and regulations; recommending legal actions for violations of leases or contracts; and
· Prepare CAM Estimates and perform CAM Reconciliations.
· Reviewing, analyzing, and reporting on the financial and operational performance of the property and participating in meetings with senior management regarding the same.
· Training, mentoring and directing activities of site personnel and direct reports and evaluating their performance.
Required Skills/Abilities:
• Ability to present information in a clear and concise manner, both written and verbally.
• Stress tolerance.
• Strong listening, communication and problem solving skills.
• Valid driver’s license.
• High proficiency in MS Word and Excel.
• Ability to use computer including email and ability to learn property management software.
• Yardi, Payscan, MRI Angus, and Kardin knowledge a plus.
Education and Experience:
• Bachelor’s degree required; concentration in related field preferred.
• A minimum of seven years of experience as a commercial property manager.
Physical Requirements:
• Prolonged periods sitting at a desk and working on a computer.
• Must be able to lift up to 15 pounds at times.
• Traveling to and walking the property/properties.
