Job Description
- Conduct proprietary industry research and maintain reference materials for evaluating future investment opportunities
- Create and maintain analytical models to assess lease negotiations, potential sale transactions, refinances, capital improvement programs, and other capital events across the portfolio
- Support the identification and underwriting of acquisition opportunities through cash flow modeling, market research, sensitivity analyses, and preparation of memos and presentations for the investment committee
- Aggregate valuation and cash flow data for quarterly reporting to the FP&A team
- Research niche investment sectors, market trends, and overall economic outlook
- Assist with property-specific thesis development and market research
- Update annual property budgets and revise property financial forecasts as needed
- Assist in the development, set up, and maintenance of the real estate portfolio management reporting tools and templates
- Coordinate all real estate department reporting for integration with organization-wide reporting requirements
- Provide analytical support for evaluation of new and existing investments
- Assist Associates with internal tracking of deal flow
- Bachelor's degree in finance, accounting, economics, or related field
- 1-3 years of related experience in finance, real estate, or related field
- Understanding of basic finance concepts, including real estate metrics such as internal rate of return (IRR) and multiple on invested capital (MOIC)
- Proficiency in Microsoft Excel; experience with ARGUS preferred
- Knowledge of commercial leases preferred
- Strong analytical and quantitative skills
- Effective written and verbal communication skills
- Attention to detail, accuracy, and consistency
- Enthusiasm and a demonstrated interest in real estate
- Ability to work collaboratively in a team environment, manage deadlines, and adapt to changes
- Ability to maintain confidentiality and adhere to organizational policies and procedures
