Position Overview

The Portfolio & Acquisitions Analyst will play a crucial role in identifying, evaluating, and acquiring investment opportunities, as well as actively managing and optimizing portfolio performance. This role involves a combination of financial modeling, due diligence, and portfolio oversight to ensure the success of Hearthfire’s acquisitions and asset performance. The Analyst will report directly to the Director of Acquisitions & Portfolio Strategy.

Key Responsibilities

Acquisitions (50%)

Financial Modeling: Build financial models to underwrite acquisitions and developments and structure return waterfalls. .
Due Diligence: Conduct market analysis, property inspections, and feasibility studies for acquisitions and development projects.
Investment Memoranda: Prepare investment memoranda for leadership review and decision-making.
Relationship Management: Maintain relationships with brokers, sellers, and stakeholders.
Market Research: Track market trends and analyze the competitive landscape to inform acquisition strategy.

Portfolio Management (50%)

Performance Monitoring: Track key portfolio metrics, including occupancy, revenue, and expenses.
Optimization Strategies: Develop strategies to optimize asset performance and create value.
Value-Add Opportunities: Identify and assess opportunities to enhance underperforming assets.
Reporting & Dashboards: Generate performance reports and dashboards for senior leadership.
Capital Events: Evaluate and recommend refinancing and capital events to optimize the portfolio.
Asset Management Systems: Maintain systems to ensure data accuracy and reporting integrity.

Experience

Bachelor’s degree in finance, economics, real estate, or a related field.
Advanced proficiency in Excel and financial modeling for real estate analysis.
Strong understanding of real estate finance, investment metrics, and property valuation methodologies.

Bonus points for:

Familiarity with industry tools such as Stortrack, Radius+, Argus, CoStar, or Yardi preferred.
Experience in real estate acquisitions, asset management, or financial analysis (self-storage industry experience is advantageous.
