Job Description
- Liaise with our GC to run point on value-add repositioning projects and ground-up development
- Be the point of contact between owner, GC, engineers, and architect
- Assist in design, and managing scope/construction
- Create and manage the project budget, tracking costs and identifying potential cost overruns
- Develop detailed construction plans, timelines, and milestones to guide the project from start to finish
- Manage, and coordinate the work of various subcontractors, ensuring they adhere to project specifications and timelines
- Regularly visit the construction site to monitor progress, identify issues, and ensure compliance with safety regulations
- Coordinate requisitions for construction loans
- Evaluate hard and soft cost budgets during precon and project construction
- Implement quality control measures to verify that construction work meets project standards
- Identify potential risks on the project and develop strategies to mitigate them
- Facilitate clear communication between the project team, owners, architects, engineers, subcontractors, and other stakeholders
- Manage the procurement and delivery of construction materials to ensure timely availability on site
- Lead and motivate the construction team, including assigning tasks and resolving conflicts
- Ensure all necessary permits and regulatory compliance are obtained and maintained throughout the project
- Day-to-day management of property
- Lead management and coordination of onsite operations, maintenance, and repairs with all vendors and third parties
- Coordinate with contractors for repairs and renovations
- Manage service contracts
- Interface directly with and respond to maintenance requests from tenants
- Address tenant concerns and complaints promptly
- Communicate effectively with property owner, tenants, and contractors
- Enforce lease terms and policies
- Conduct regular property inspections to identify maintenance needs
- Oversee preventative maintenance schedules
- Ensure compliance with building codes and safety standards
- Maintain accurate tenant records and property documentation
- Prepare reports for property owners on property performance
- Strong understanding of construction methods, building codes, and industry standards
- Ability to motivate and manage a diverse team of workers and subcontractors
- Effectively identify and address challenges that arise during construction
- Excellent customer service skills to manage tenant relations
- Clear and concise communication with all project stakeholders
- Strong organizational and time management abilities to manage complex schedules, budgets, and project details
- Financial literacy to manage budgets and track expenses
- Problem-solving skills to handle maintenance issues and tenant complaints
