PROPERTY MANAGER
ABOUT US
Headquartered in Bethesda MD, Resolution Capitol Management is a full service commercial real estate firm servicing owners and investors, offering a sophisticated and detailed approach to asset, property, and construction management.
As Property Manager, you will be responsible for all daily management-related duties for an existing portfolio located throughout the Mid-Atlantic, as well as any additional properties awarded through 3rd-party business. The current portfolio consists of office, multi-family, mixed-use, warehouse and shopping center/retail totaling a million square feet.
While the company is a startup in nature, we are anchored by seasoned real estate professionals with decades of experience and a deep network within the region. This is a unique opportunity for a Property Manager to join a collaborative team & have an impact on the organization on day one with the flexibility to make this position their own.
RESPONSIBILITIES
Property Management
· Responsible for all day-to-day operations of the properties in their portfolio including repairs and maintenance, capital projects, janitorial, security and fire life safety
· Conduct routine on-site building inspections
· Manage all capital and tenant improvement projects at their properties
· Ensure that each property is maintained to owner’s standard
· Manage tenant move in and out process
· Prepare vendor service contracts
· Assist in the annual budgeting process for all properties within their portfolio
· Review and analyze monthly financial statements and make recommendations to owners and asset managers
· Abstract tenant lease agreements
· Input information into accounting system for billing and tracking
· Update contacts, lease dates, billing information, insurance dates for monthly report generation
· Maintain both original lease agreements/amendment documents and all tenant lease files in electronic database
Accounts Payable
· Adhere to the accounting deadlines to ensure no delinquent payments
· Code all invoices with the correct expense code using the approved budget
· Ensure that each invoice is valid and has a purchase order (PO)
· Ensure vendors are entered into Yardi with proper documentation (COI, W9, etc)
· Review the aged AP and delinquency reports to ensure all accounts payable and collection efforts are handled according to owner’s policy
Accounting/Reporting
· Working knowledge of Yardi Breeze or Yardi Voyager is preferred
· Work with accounting team or 3rd party vendors on all lease administration duties and ensure that all tenant CAM estimates and reconciliations are satisfied on an accurate and timely basis
· Ensure that all rents are collected when due and posted in a timely manner
· Make recommendations to the owner or asset manager regarding default or eviction for delinquent tenants and residents
· Lead monthly budget variance reporting calls to provide detailed notes on any large variances.
· Gain familiarity with accounting requirements of each property and client to ensure that all reporting requirements are satisfied on an accurate and timely basis
General Administrative Duties
· Oversee day to day office communication
· Draft building memos and tenant correspondence
· Organize lease, vendor and building files
· Update office calendar for building, accounting, and other project specific deadlines
· Lead weekly operations meeting with maintenance and asset mgmt teams
Other
· Maintain strong relationships with local businesses, government departments and community organizations
· Source new commercial property management assignments in the Washington, DC Metro or other markets
· Initiate and implement policies, procedures and other best practices to the Resolution Capitol Management platform
· Other general property management and corporate duties as they arise
QUALIFICATIONS
· Bachelor’s degree required
· Minimum of 3 years of commercial property management experience as a 3rd party service provider or as an in-house property manager for an institutional owner/operator
· Working knowledge of all relevant Outlook and Microsoft applications (Calendars, Word, Excel, Adobe, Power Point), as well as Yardi and/or any other PM and accounting related software
· Understanding of JIRA a bonus
· Ability to travel as necessary – While the team is headquartered in the DC region, there are assets in other states in the Northeast
· Experience with financial reporting and collaboration with accounting professionals
· Strong leadership, interpersonal and relationship skills
· Excellent verbal and written communication skills
· High attention to detail
