Job Description

The Partner, Acquisitions and Development role for the Southeast will focus on leading all Industrial Acquisitions (Development, infill acquisitions, etc) in the Southeast Region with a specific focus on Florida and the Southeastern markets (Savannah, Atlanta, Miami, Tampa, Orlando, etc). While the role will be leading the day-to-day of all acquisition processes in the region, this position will drive additional off-market acquisitions through their existing brokerage relationships, developing new brokerage relationships, and implementing Standard Operating Procedures for Iconic’s acquisition team and drive overall profitability for the region. The ideal candidate will have 5-10 years of experience in Industrial Acquisitions/Development, preferably the Southeast, with additional experience in development/construction. Can be based in any of the Southeastern markets (Miami, Atlanta, etc.). 

Iconic Equities is an institutionally-backed real estate development firm that has acquired and developed over $300 million in projects over the last few years. This is a partnership role that will be complete with salary and a significant sharing in fees and promotes. 

Key Responsibilities:
· Create an industrial acquisition and execution strategy.
· Develop and implement SOP’s around generating new acquisition targets, maintaining pipeline, compiling comps and organizing data.
· Leading Due Diligence in conjunction with Asset Management.
· Network with Brokers and Owners to source and underwrite new off-market acquisitions.
· Research market conditions and maintain up to date leasing, sales, vacancy, and development data.
· Author investment committee memorandums and present new acquisition targets to Investment Committee
· Lead the hiring of property management, leasing brokers, and sale brokers.
· Negotiate LOI’s, PSA’s, Loan Agreements, and Broker Commission Agreements.
· Lead the construction process of ground up warehouse development
· Understand entitlement processes and pathways in different municipalities and interface with the proper governing bodies to secure necessary permits, approvals, zoning changes, etc.
· Assist in the financial reporting of each asset with Asset Management.
Required Experience & Skills:
· 5-10 Years of experience sourcing, underwriting, developing, and managing industrial acquisitions in the Southeast
· Proficiency in financial modeling, Microsoft Excel, Microsoft Office and ARGUS
· Excellent communication skills, able to speak to market dynamics (Macro and Micro) concisely and eloquently, as well as prospective acquisitions.
· Taking initiative is a must - this candidate needs to be able to work independently as well as with a team to network and source acquisitions.
· Extremely well organized in processes and data
· Able to travel across the Southwest to tour properties and network with brokers and owners.
