Job Description

Camp Eight Capital is seeking a highly motivated analyst/associate for our growing team based in Rye Brook, NY. The ideal candidate will have 1-3 years of prior real estate experience, preferably at a bank, brokerage, private equity or investment firm. The analyst/associate will be directly involved in all areas of the acquisitions, development, and asset management processes, including underwriting, due diligence, and ongoing oversight of the business plan. He or she will report to the VP of Investments. This is an in-office position.

Camp Eight Capital is a vertically integrated real estate investment and development company making selective investments in the multifamily, student housing, and commercial real estate sectors. We seek attractive risk adjusted returns across the life cycle of asset ownership including through development, redevelopment and other repositioning opportunities where we can create value. We target supply-constrained markets anchored by medical systems and universities.

Responsibilities:
Acquisitions:
o   Model investment opportunities prospectively and actively during the acquisitions process
o   Prepare investment analysis and presentations for lenders, investors and internal purposes 
o   Conduct market research and property-level due diligence including review of leases, existing contracts, historical property financial information, and third-party reports
o   Assist in all aspects of the closing and post-closing process including legal documentation, debt financing, equity formation, capital calls, coordination with title, buyer/seller prorations, settlement statements, and entity formations
o   Develop, update and maintain property-level and JV waterfall models in Excel

Development:
o   Participate in the management of development projects including feasibility analysis, financing, design, contracting, and construction management
o   Monitor project budgets and schedules for significant variances 
o   Oversee equity and debt construction draws

Asset Management:
o   Facilitate the post-closing transition for newly acquired assets including bank account formation, property management migration, and utility and vendor account setup
o   Prepare weekly, monthly, and quarterly investment-level reporting and investment analysis, budgeting, and ongoing financial projections
o   Work with legal, accounting, third-party consultants, and operations teams to optimize performance and execute the business plan
o   Produce annual budgets and ongoing financial projections for existing portfolio 
o   Perform hold/sell/refinance analyses on existing investments

Qualifications:
o   Bachelor’s Degree in business, finance, economics, real estate, or related field
o   Excellence in Microsoft office products including Excel, Word, and PowerPoint
o   Expertise in financial modeling and investment analysis
o   Highly effective communication, collaboration, presentation and listening abilities are essential

o   Knowledge of property management software system(s) a plus (e.g., Yardi, Entrata)
