Overview

Headwaters Management, Inc is seeking a best-in-class assistant property manager to join our team in operating and leasing a strategically important, Class-A property in Pittsburgh, PA. The Assistant Property Manager (APM) position focuses all onsite property management activity and guides the strategic direction of the property according to company policy, establishing the culture and values expected for the onsite team and the delivery of best-in-class services for residents. The APM oversees and is responsible, directly, or indirectly, for all aspects of the day-to-day operations, including leasing, renewals, maintenance and repairs, customer service, marketing, collections, payables, resident events, and ensuring all essential services are delivered with exceptional quality at fair prices. The APM oversees tenant related items and service requests and must be familiar with the specific terms of tenant leases. The APM assists in the preparation of the daily, weekly, and monthly operational reporting.

Specific Duties

· Assist in managing all aspects of property occupancy and maintenance.

· Lease apartments on prevailing market terms (new leases and renewals), meeting with prospective residents to show properties, receive and process rental applications, and facilitate signing of lease agreements.

· Assess market rents based on market data and presents rate opportunities to upper management for approval.

· Contribute to all marketing efforts of property by participating in outreach, resident and prospect events, and performing regular audits of all ILS listings, social media postings.

· Ensure timely collection of rent and payment of vendors.

· Maintain superior resident satisfaction and provide excellent resident service. Respond to resident requests/concerns on all appropriate platforms.

· Conduct regular inspections of the property and resident spaces to ensure compliance with leases and the proper upkeep of the property.

· Ensure that property and digital lease files are properly maintained and kept up to date in accordance with company policy, to include resident lease files, records, correspondence, and file notes.

· Facilitate resident move-ins/move-outs; provide new residents with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.

· Comply with anti-discrimination laws with regard to housing, renting, and advertising.

· Investigate and help to resolve complaints, disturbances, and violations.

· Contribute to team efforts by accomplishing related tasks as needed.

Other Requirements

· Strong working knowledge of Excel, MS Word, and Outlook.

· 2+ years of directly relevant Multifamily Real Estate Property Management experience.

· Familiarity with property management software systems: Entrata (a plus), Yardi, OneSite.

· Excellent people skills.

· Ability to effectively communicate both orally and in writing with peers, managers, and clients.

· Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.

· Proactive with exceptional follow-through.

· Follow any other instruction and perform any other work duties at the request of the supervisor or other management personnel.

· Stay current on industry trends and competitors, constant attention on improvement.
