SUMMARY:
A New Jersey-based full-service real estate development company headquartered in Bergen County has an opportunity for an experienced Construction Manager. The Company acquires, develops and manages open-air shopping centers and retail properties primarily in the Northeast and mid-Atlantic U.S.
This position reports to the Director of Development & Construction and will assist in managing construction projects throughout the entire portfolio. This individual will be responsible for the complete construction process, including assisting in budget preparation, coordinating with tenants, consultants, general contractors and other members of the development team, developing and monitoring construction schedules, and overseeing the completion and turnover of tenant fit-outs, expansions and renovations.
RESPONSIBILITIES:
Responsibilities include, but are not limited to:
· Designated construction projects including project feasibility, review and selection of third-party contractors, contract negotiation and assistance in budget preparation.
· Identify and engage architects, engineers and contractors and management of the selection process
· Review work letters, construction documents and project specifications to fully understand the scope of the work and coordinate same.
· Solicit and vet proposals from outside consultants and contractors
· Perform reviews of architectural design, mechanical, electrical and plumbing (MEP) and structural drawings at each step of the design process to ensure compliance with tenant requirements and project goals
· Coordinate tenant and outside consultants as applicable.
· Assist in preparation and management of detailed construction execution schedules and monitor same
· Maintain and monitor the status of projects and ensures all aspects are functioning efficiently and communicated appropriately to all stakeholders and upper management.
· Coordinate with and provide assistance to the Company’s property management team as necessary
· Assist in coordination of due diligence activities for new acquisitions
REQUIREMENTS:
· Strong construction management or general contractor background with at least 5 years of practical experience
· Experience with shopping center construction, ground-up development, tenant fit-out and turnover, cost estimating and project underwriting
· Ability to travel regularly to project sites and manage multiple projects and deadlines simultaneously
· Candidate should be detail oriented, possess excellent verbal and written communication skills
· Proficiency with Microsoft with emphasis on Excel, Word and MS Project
